How Upset Should You Be About 3% Mortgage Rates?

the beginning of March, Freddie Mac announced that their 30-year fixed mortgage rate was over 3% (3.02%) for the first time since last July. That news has dominated real estate headlines. Articles talked about the “negative impact” it may have on the housing market. However, we should realize two things:
1. The Bump In Rate Should Not Have Surprised Anyone Many had already projected that rates would rise slightly as we proceeded through the year.
2. Freddie Mac’s comments about the rate increase were not alarming: “The rise in mortgage rates over the next couple of months is likely to be more muted in comparison to the last few weeks, and we expect a strong spring sales season.” A “muted” rise in rates will not sink the real estate market, and most experts agree that it will be “a strong spring sales season.”
What Does This Mean For You? Obviously, any buyer would rather mortgage rates not rise at all, as any upward movement increases their monthly mortgage payment. However, let’s put a 3.02% rate into perspective. Here are the Freddie Mac annual mortgage rates for the last five years:
low (2.66% in December 2020). And, if we expand our look at mortgage rates to consider the last 50 years, we can see that today’s rate is truly outstanding. Here are the rates over the last five decades: - 1970s: 8.86% - 1980s: 12.7% - 1990s: 8.2% - 2000s: 6.29% - 2010s: 4.09% Being upset that you missed the “best mortgage rate ever” is understandable. Buying now still makes more sense than waiting, especially if rates continue to bump up this year. It’s true that you may not get the same rate you would have five weeks ago. FETA AND VEGGIES EGG BAKE PRESENTED BY KATHY HEEREN-ELLIS My personal cheese philosophy – can you ever go better than Feta? This recipe is quick and easy and perfect for brunch or dinner. Don’t have sundried tomatoes? Fresh, chopped and rinsed tomatoes can be substituted.
INGREDIENTS 1 Tablespoon Vegetable Oil 1/4 Cup Chopped Red Onion 1/2 Cup Chopped Red Bell Pepper 1 Tablespoon Finely Chopped Garlic (about 4 cloves) 2 Cups Packed Fresh Baby Spinach 6 Cups Cubed (1-inch) French Baguette 1 & 1/2 Cups Crumbled Feta Cheese (6 oz.) 1/2 Cup Shredded Parmesan Cheese 1 Jar (6 oz.) Marinated Artichoke Hearts, Drained Well and Coarsely Chopped
1/3 Cup Pitted Kalamata Olives, Halved 1/4 Cup Sun-Dried Tomatoes Packed In Oil, Drained and Chopped 10 Eggs 2 Cups Milk 1/2 Teaspoon Red Pepper Flakes 1/2 Teaspoon Salt 1/2 Teaspoon Pepper
DIRECTIONS Heat oven to 350°F. Spray 13x9-inch (3-quart) baking dish with cooking spray. In 8-inch nonstick pan, heat vegetable oil over medium heat. Cook onion, bell pepper and garlic in oil 3 to 5 minutes, stirring frequently, until slightly softened. Add spinach and cook about 1 minute or until starting to wilt. In baking dish, layer half of the baguette, 1 cup of the feta cheese, 1/4 cup of the Parmesan cheese, the bell pepper mixture, artichokes, olives and sun-dried tomato. Layer remaining baguette, and top with remaining 1/2 cup feta cheese. In large bowl, beat eggs and milk with whisk; beat in pepper flakes, salt and pepper. Pour over bread mixture, pressing down slightly. Sprinkle with remaining 1/4 cup Parmesan cheese. Bake 40 to 45 minutes or until golden brown and center is just set. Home Equity Gives Sellers Options in Today's Market Homeownership is one of the best ways to invest in your financial future, especially as your home equity grows. Home equity is a form of forced savings that can work to your advantage as the value of your home appreciates. Across the country, home equity was increasing before the health crisis swept our nation, and it continues to grow throughout the year, giving sellers powerful options in this market. Dr. Frank Nothaft, Chief Economist for CoreLogic, attributes much of the equity growth to rising home prices: “The CoreLogic Home Price Index registered a 4.3% annual rise in prices through June, which supported an increase in home equity.” CoreLogic also indicates that home equity is increasing in every state: “In the second quarter of 2020, the average homeowner gained approximately $9,800 in equity during the past year.” Rockford average price is up 12.8% to $157,916. What Does This Mean for Sellers? When equity is rising, as it is today, you may have more invested in your home than you realize. Mark Fleming, Chief Economist at First American, notes: “As homeowners gain equity in their homes, they are more likely to consider using that equity to purchase a larger or more attractive home – the wealth effect of rising equity. In today’s housing market, fast rising demand against the limited supply of homes for sale has resulted in continued house price appreciation.” The three-month rolling average price of a home sold in January was $157,916, up 12.8% from $139,958 last January, and the highest ever January average price. The previous high for January was $143,364 in 2008. The last three months have seen three out of the four highest average home prices in Rockford housing history.
