Should You Fix Your House Up or Sell Now? Residential Single Family Tips for Homebuyers Who Want to Make a Competitive Offer Nine Cold Weather Safety Tips for Your Furry Friends Gambino Cares - Family Counseling Services Residential Condominium Vacant Land Commercial Real Estate YUMMY by Gambino - Cheesy Garlic Pull-Apart Christmas Tree

The only constant in life is change. The ancient Greek philosopher Heraclitus certainly was correct when he coined that phrase in about 500 B.C. I am certain that he was not referring to the Covid pandemic, but some other disruptions in everyday life. Nevertheless, his observation is as true today as it was back then. At this time last year, we were all looking forward to the dawn of a new decade and the wonderful and amazing things it might bring. Raise your hand if you foresaw the disease and quarantine we were about to face. Me neither. Fortunately, Heraclitus’ quote still applies today, and change is once again about to sweep over us.

“The only constant in life is change ’’ Heraclitus

Last December I was confidently projecting another good year for real estate sales in our area. By March, all of those projections went out the window. Several prominent national economists predicted a 6.6% drop in the number of home sales across the country. Enter Heraclitus. By July those same economists reversed course and projected a 2% increase in home sales. As we close out 2020, we may end the year with a 5% increase in home sales. So, what should we expect for 2021? I wish I knew. Ultra-low mortgage interest rates, and the hope a vaccine will allow closed or restricted businesses to re-open and re-hire staff, will buoy our economy. I think common sense would expect a reasonably good market. The only challenge will be the low inventory of salable homes. If you have been thinking of selling your home, now is the time! There is plenty of demand, and nice homes are selling fast. Give us a call for an in-depth analysis of your home before Heraclitus strikes again!

Should You Fix-Up Your House or Sell Now?

4 | GRHG | ISSUE ONE | 2020

C

hange is in the air. For many families, children have been remotely learning and parents are working from home. College students are returning for an extended break and homes are the central place for families today. Have your needs changed for your home? Do you need to find a home with an office space? Need more family living space? If you’re pondering that thought, you may also be wondering if you should fix-up your house before you sell it, or go straight to the market as-is, allowing a potential buyer to do the updates and remodeling. If you’re one of the many homeowners in this camp, here are a few tips to help you decide which way to go.

1. Analyze Your Market

Gambino Realtors can help you understand your market and the potential level of buyer interest and demand for your home. Are you in a seller’s market or a buyer’s market? This can change based on the price range of your home. A professional can also give you some insight on what you can change or remodel, and how to declutter your house to make it attractive to buyers in your area.

2. Decide If You Need to Remodel

You may also be thinking about driving buyer appeal with something like a kitchen or a bathroom remodel. If so, first dig into the market value of your home, and compare it to the actual cost of the remodel. A local real estate professional can help you determine your home’s market value, and you’ll want to get a few quotes from contractors on the potential remodel pricing as well. Once you have those two factors narrowed down, you can to decide if a remodel will give you a return on your investment when you sell. The 2019 Cost vs. Value Report in Remodeling Magazine compares the average cost for remodeling projects with the value those projects typically retain at resale. Nationwide, inventory is low, meaning there is less than the 6-month housing supply needed for a normal market. This drives buyer demand, creating a perfect time to sell. If you’re considering selling your house, contact Gambino Realtors to help you confidently determine what will be the best choice for you and your family. www.GoGambino.com | 5

Tips for Homebuyers Who Want to Make a Competitive Offer Today’s real estate market has high buyer interest and low housing inventory. With so many buyers competing for a limited number of homes, it’s more important than ever to know the ins and outs of making a confident and competitive offer. Here are five keys to success for this important stage in the homebuying process. 1. Listen to Your Real Estate Agent A recent article from Freddie Mac offers guidance on making an offer on a home in today’s market. Right off the bat, it points out how emotional this can be for buyers and why trusted professionals can help you stay focused on the most important things: “Remember to let your homebuying team guide you on your journey, not your emotions. Their support and expertise will keep you from compromising on your must-haves and future financial stability.” Your real estate professional should be your primary source for answers to the questions you have when you’re ready to make an offer. 2. Understand Your Finances Having a complete understanding of your budget and how much house you can afford is essential. The best way to know this is to reach out to your lender to get pre-approved for a loan 22 | GRHG | ISSUE ONE | 2020

early in the homebuying process. Only 44% of today’s prospective homebuyers are planning to apply for pre-approval, so be sure to take this step so you stand out from the crowd. It shows sellers you’re a serious, qualified buyer and can give you a competitive edge if you enter a bidding war.

will help you stay competitive: “Your agent will work with you to make an informed offer based on the market value of the home, the condition of the home and recent home sale prices in the area.”

3. Be Ready to Move Quickly

After submitting an offer, the seller may accept it, reject it, or counter it with their own changes. In a competitive market, it’s important to stay nimble throughout the negotiation process. Your position can be strengthened with an offer that includes flexible move-in dates, a higher price, or minimal contingencies (conditions you set that the seller must meet for the purchase to be finalized). There are, however, certain contingencies you don’t want to forego. Freddie Mac explains: “Resist the temptation to waive the inspection contingency, especially in a hot market or if the home is being sold ‘as-is’, which means the seller won’t pay for repairs. Without an inspection contingency, you could be stuck with a contract on a house you can’t afford to fix.”

According to the Realtors Confidence Index, published monthly by the National Association of Realtors (NAR), the average property being sold today is receiving more than three offers and is only on the market for a few weeks. These are both results of today’s competitive market, showing how important it is to stay agile and vigilant in your search. As soon as you find the right home for your needs, be prepared to work with your agent to submit an offer as quickly as possible. 4. Make a Fair Offer It’s only natural to want the best deal you can get on a home. However, Freddie Mac also warns that submitting an offer that’s too low can lead sellers to doubt how serious you are as a buyer. Don’t submit an offer that will be tossed out as soon as it’s received. The expertise your agent brings to this part of the process

5. Be a Flexible Negotiator

Today’s competitive market makes it more important than ever to make a strong offer on a home, and Gambino Realtors can help you rise to the top along the way. Call Gambino Realtors at 815.282.2222 to start your home search.

Nine Cold Weather Safety Tips for Your Furry Friends

E

xposure to winter’s dry, cold air and chilly rain, sleet and snow can cause chapped paws and itchy, flaking skin, but these aren’t the only discomforts pets can suffer. Winter walks can become downright dangerous if chemicals from ice-melting agents are licked off of bare paws. To help prevent cold weather dangers from affecting your pet’s health, please heed the following advice from our experts:

1. Repeatedly coming out of the cold into the dry heat of your home can cause itchy, flaking skin. Keep your home humidified and towel dry your pet as soon as he comes inside, paying special attention to his feet and in-between the toes. Remove any snowballs from between his foot pads.

2. Never shave your dog down to the skin in winter, as a longer coat will provide more warmth. If your dog is long-haired,

simply trim him to minimize the clinging ice balls, salt crystals and de-icing chemicals that can dry his skin, and don’t neglect the hair between his toes. If your dog is short-haired, consider getting him a coat or sweater with a high collar or turtleneck with coverage from the base of the tail to the belly. For many dogs, this is regulation winter wear.

3. Bring a towel on long walks to clean off stinging, irritated paws. After each walk, wash and dry your pet’s feet and stomach to remove ice, salt and chemicals—and check for cracks in paw pads or redness between the toes.

4. Bathe your pets as little as possible during cold spells. Washing too often can remove essential oils and increase the chance of developing dry, flaky skin. If your pooch must be bathed, ask your vet to recommend a moisturizing shampoo and/or rinse.

5. Massaging petroleum jelly or other paw protectants into paw pads before going outside can help protect from salt and

chemical agents. Booties provide even more coverage and can also prevent sand and salt from getting lodged between bare toes and causing irritation. Use pet-friendly ice melts whenever possible.

6. Like coolant, antifreeze is a lethal poison for dogs and cats. Be sure to thoroughly clean up any spills from your vehicle and consider using products that contain propylene glycol rather than ethylene glycol.

7. Pets burn extra energy by trying to stay warm in wintertime. Feeding your pet a little bit more during the cold weather

months can provide much needed calories and making sure she has plenty of water to drink will help keep her well-hydrated and her skin less dry.

8. Make sure your companion animal has a warm place to sleep, off the floor and away from all drafts. A cozy dog or cat bed with a warm blanket or pillow is perfect.

9. Remember, if it’s too cold for you, it’s probably too cold for your pet, so keep your animals inside. If left outdoors, pets can

freeze, become disoriented, lost, stolen, injured or killed. In addition, don’t leave pets alone in a car during cold weather, as cars can act as refrigerators that hold in the cold and cause animals to freeze to death. www.GoGambino.com | 29

GAMBINO CARES FAMILY COUNSELING SERVICES 631 N. Longwood Street Suite 103, Rockford, IL 61107 815.962.5585 | www.familycounselingrockford.org I was introduced to Family Counseling Services in 2007 by a friend who was looking for help with a silent auction. When I learned about their mission, I was instantly inspired to help. I have continued to volunteer for FCS for the past 13 years, and am proud to serve on the Board. Founded in 1877 by a group of citizens concerned with the well-being of individuals and families in our community, FCS is the oldest charitable organization in Rockford. Those founders understood that individuals and families faced obstacles and crises that could profoundly affect their lives, relationships, and happiness. They understood that offering assistance and guidance could improve the lives of individuals, families, and the community as a whole. At FCS, we believe that everyone should have access to vital services, regardless of income. Services such as counseling, psychotherapy, and family life education are available on a sliding scale fee basis, which allows FCS to offer everyone the benefit of professional counseling, regardless of whether they have insurance or not. As one of our clients recently stated “For the first time, I can say that I feel a place of inner confidence developing that will serve me the rest of my life. Because of generous people that provide donations to FCS, people like me are able to receive the important help we need to carry on with our lives. In a very real sense, you are sitting beside us in our sessions as we do the hard work of healing. Thank you.

THE BRIGGS MANSION

Built by C.C. Briggs of Dover, Vermont, Briggs Mansion is one of Rockford’s grandest and oldest homes. Mr. Briggs was a newspaper man, and was prominent in New England’s anti-slavery movement. He participated in the underground railway. Upon moving to Rockford he established the bank, Briggs Spafford and Penfield, which would become Third National Bank. The Briggs family resided at 1244 East State Street until the late 1880’s. The house remained vacant until 1892, when James Linnus Sherman (a carpenter who took part in the original construction of the home) was invited to live there. The Sherman Family resided at the mansion until 1917. The house was then passed on to various family members and descendants of the Sherman family. The Briggs Mansion was purchased in 2005 by Robert and Nelly Raleigh of Loves Park. The Raleigh family restored the home over a five year period. The property was then utilized as an event center for business meetings, small weddings and events.

PREP 25MIN TOTAL 60 MIN SERVINGS 16

DIRECTIONS Heat oven to 350°F. Line 18x14-inch cookie sheet with cooking parchment paper. Cut each cheese stick into 4 pieces to make 64 pieces. Separate each can of dough into 8 biscuits. Separate each biscuit into 2 layers for a total of 32 biscuit rounds. Flatten each biscuit round into 4-inch circle. Place 2 pieces of the same type of cheese on center of each round. Fold edges up and over cheese; pinch firmly to seal. Using photo as a guide, place biscuits randomly by assorted cheeses, seam sides down and next to each other in a tree-shaped pattern on cookie sheet, starting with trunk and working up to the top. In small microwavable bowl, microwave butter uncovered on High 30 to 60 seconds or until melted. Stir in garlic powder and Italian seasoning. Brush mixture on tops of biscuits. Bake 29 to 33 minutes or until golden brown and biscuits are no longer doughy in center. Top with chives. In small microwavable bowl, microwave pizza sauce covered on High 60 to 90 seconds, stirring halfway through, until warmed through. Serve cheese-stuffed biscuits with pizza sauce. Make sure to properly pinch seams together to prevent cheese from bubbling outside of biscuit dough. Freshly shredded Parmesan cheese adds a nice garnish before serving.
