Since hitting a low point during the initial stages of the pandemic, the only major industry to display immunity to the economic impacts of the coronavirus is the housing market. Housing has experienced a strong V-shaped recovery and is now exceeding prepandemic levels.

any industries have been devastated by the economic shutdown caused by the COVID-19 virus. Real estate is not one of them. Mark Fleming, Chief Economist for First American, just reported: “Since hitting a low point during the initial stages of the pandemic, the only major industry to display immunity to the economic impacts of the coronavirus is the housing market. Housing has experienced a strong V-shaped recovery and is now exceeding pre-pandemic levels.” Buyer demand is still strong heading into the fall. ShowingTime, which tracks the average number of buyer showings on residential properties, just announced that buyer showings are up 61.9% compared to the same time last year. They went on to say: “Normally, real estate activity begins to slow down in the late summer, but this year it peaked in July, August and into September.” There Is One Big Challenge Purchaser demand is so high, the market is running out of available homes for sale. Just last week, realtor.com reported:

Homebuilders are increasing construction, but they cannot keep up with the high demand. Bill McBride, founder of the Calculated Risk blog, in discussing inventory of newly constructed houses, notes: “The months of supply decreased to 3.3 months…This is the all-time record low months of supply.” What does this mean for sellers?

“Since the beginning of the COVID pandemic in March, nearly 400,000 fewer homes have been listed compared to last year, leaving a gaping hole in the U.S. housing inventory.”

Anyone thinking of putting their home on the market should not wait. A seller will always negotiate the best deal when demand is high and supply is limited. That’s exactly the situation in the real estate market today.

The National Association of Realtors (NAR) revealed that, while home sales are skyrocketing, the inventory of existing homes for sale is dropping dramatically.

Next year, when the pandemic is hopefully behind us, there will be many more properties coming to the market. Don’t wait for that increase in competition in your neighborhood. Now is the time to sell. Contact Gambino Realtors at 815.282.2222.

1 Box (16 oz) brownie mix - water, vegetable oil and egg called for on brownie mix directions, 2/3 cup mint-flavored chocolate chips

Mint Frosting: 1 cup Rich & Creamy Vanilla frosting (from 16 oz container) 1/4 teaspoon mint extract, green gel food coloring

Shiny Chocolate Glaze: 1/3 cup mint-flavored chocolate chips, 4 teaspoons butter, 4 teaspoons corn syrup, 1 teaspoon hot water

Love to bake but you find yourself short on time? These mint brownies are a hit every time. Do you love Andes mints or Grasshoppers? Then this easy to follow recipe will be sure to please! They firm up nicely when refrigerated and go great with a nice hot tea or coffee. Quick and easy and will impress anyone at your holiday get together. They also make a pretty tray to give to neighbors or colleagues!

DIRECTIONS Heat oven to 350°F (325°F for dark or nonstick pan). Grease bottom of 9-inch square pan with shortening or cooking spray. Make brownie batter as directed on box. Stir in 2/3 cup chocolate chips. Spread in pan. Bake 28 to 31 minutes or until toothpick inserted 2 inches from side of pan comes out almost clean. Cool completely on cooling rack, about 1 1/2 hours. In small bowl, stir all frosting ingredients using spoon until well blended. Spread frosting over brownies. In 1-quart saucepan, heat glaze ingredients over low heat, stirring occasionally, until melted. Stir in 1/4 teaspoon hot water at a time, until mixture is thin enough to drizzle. A

good-looking fireplace can be a great focal point in your home. In addition to providing a cozy respite during the winter months, it is the centerpiece of your room. Whether you’re remodeling or just looking to refresh your space, here are ways to update your fireplace and get it looking like new before winter’s chill arrives.

When you start your renovation of your fireplace, don’t forget the safety issues. After years of searing-hot blazes, fireplace mortar can crack, crumble, and fall out. Gaping mortar joints are not only unattractive, they leave the bricks more vulnerable to damage. So, before wood-burning season starts, examine the condition of the mortar in the firebox and take an hour or two to replace any that has deteriorated. In this 70’s family room, the fireplace had dark brick and was positioned in the corner. The brick went from floor to ceiling and continued across the wall. A brick bench or ledge also jutted out from the wall. The project started with removing this feature so the wall would be flush with the floor for a more modern look. A support of 1x4’s was installed over the existing brick, and a wood panel system was installed over the top of the brick. This created a new feature wall and let the fireplace stand on its own. Next was to update the brass fireplace frame and doors. They were removed and given a fresh coat of flat black paint. Before painting a fireplace frame or doors, make sure the paint can withstand the heat and is appropriate for metal finishes. The fireplace was then transformed with a coat of dark gray paint. When painting the brick, make sure to go back and brush the grout joints for a seamless finish. With the installation of the wood panel accent wall, the black granite hearth was kept. Don’t forget about the mantel! A mantel serves not only as an architectural anchor in a room, but as a functional shelf on which to display prized possessions. Many home improvement stores and online home décor sites sell sharp, detailed models kits that are easy to install. For the mantel, a black wood mantel kit was chosen to match the black granite on the hearth.
