GET MORE FROM YOUR SPACE Rebecca Green Broker

Architectural and interior design are often closely associated with aesthetics and style, but today it has become equally important to incorporate smart design into our homes. “Smart design” can mean many things, from energy efficiency to sustainable building. It can mean working with renewable materials or simply making better design choices to allow a home to function better. Homeowners are looking for beautiful spaces that allow for easier, simplified living. Natural light, a sensible footprint, spaces that have multiple functions and homes that can accommodate changing family dynamics are also all on trend. Living smarter does not always mean living smaller or living minimal but rather looking at our homes and interiors in a more functional manner. Finding a balance between the aesthetics and versatility is the key, whether that be in the layout of a home or the pieces that are placed in a home. Not everyone is ready to move or to build a new house, but smart design choices can be incorporated into any home to make for better, easier living. Consider these tips:

1. CHOOSE THE RIGHT FURNITURE A remarkable piece of furniture is one that can look great as well as be multifunctional. Sideboards, for example, are as timeless as they are versatile and are no longer limited to use in a dining room. These can be long and lean so they save space and can be used in entries, living rooms, offices or dining rooms. They can provide extra storage or a great landing surface for a simple vignette. 2. GET ORGANIZED Choose clever storage options—an ottoman with a hidden compartment, a mudroom bench with storage baskets below. Put loose items in bins or decorative boxes and use these for stylish decorating on bookcases or shelves. Keep clutter to a minimum by having well-organized closets. 3. CREATE MULTI-PURPOSE SPACES Use area rugs and lights to create space within a space, dividing rooms up into different sections. Furniture placement can also make a difference. A table in the living room behind a sofa can be a great desk. An armoire can actually hide a workspace. Most importantly, make every room practical. 4. LET THERE BE LIGHT Keep windows free of heavy drapes. Increase the flow of light (and perceived space) with strategically placed mirrors. Don’t block windows with furniture or items placed on the window sill. Consider using the space above a window as a storage shelf. 5. EDIT, EDIT, EDIT Keep the furniture and accessories you love and the pieces that serve a purpose and eliminate the rest. Accessorize with purpose. Choose what is cherished and store or donate the rest.

REMODELING TRENDS

So it’s time to give your home an update? There are plenty of trends to try, and Barbara Sumner of Barbara Sumner Design is at the fore of them. Sumner, a Portland luxury designer, is seeing several design trends. COLOR Over the past seven years, white has been the top choice for cabinets and countertops. Now, Sumner said, “I am seeing a lot more interest in mixing things up.” That means more grays and blues—picking different shades for the upper and lower cabinets, selecting a granite or marble that has more movement or color in them, even using multiple colors in the trim. DETAILS Even if homeowners choose white, Sumner sees more detail, especially in tile. You may want to stay the traditional course, but adding a live edge or a detail on the finishes and the moldings can go a long way toward looking custom and refined. WALLPAPER Sumner is a huge fan of wallpaper, and uses it in her own home. “If you’re scared to do wallpaper, just a solid grasscloth is so beautiful,” she said. “It’s safe, but it’s so much more elegant.”

ABOVE Adding a splash of color with your marble and granite countertops is an easy refresh.

FIXTURES AND FLOORS Here’s where going trendy is best avoided. Sumner said she’s seeing a lot of brass and black faucets and other fixtures, but she advises going with polished nickel. “It’s timeless.” Same goes for flooring—“A medium shade of wood is good,” she said. “A lot of people have gone toward a really grayed color in the last few years, and it’s already looking dated. On hard surfaces, it’s best not to go too crazy if it’s not easily changed.”

RENOVATE FOR RESULTS Steve Studley Broker

There are timeless elements to many homes that age and era cannot diminish—open spaces rich with possibility, rooms flooded with light and breathtaking views—the grandeur of life implied by the elegance of design. These things give a home the opportunity to be something truly special. The art of renovation comes in furthering these characteristics with modern craftsmanship and style to create something exceptional. Sometimes it’s a texture, a change in lighting, a stone backsplash that evokes a sense of place, or a roll-up door that evolves a serviceable room into a stunning one, inviting the outside world in and claiming it as part of the home’s private experience. Imaginative and inspired renovation can capture the beauty of a region that’s begging for a larger platform in the day to day. Within many great homes are absolutely striking ones just waiting to be revealed with the right alterations. When those things are found and the changes are made, the results are more than worth the effort.
