Phyllis Scarberry is a highly experienced real estate professional. Her detailed knowledge of the real estate market in South Florida proved invaluable to us during our effort to sell our treasured family home of 30 years. We were delighted with the offers that we received and very pleased with the price and contract we obtained for our home. Phyllis’ excellent attention to every detail ensured that every aspect of the listing, selling and closing processes went very smoothly and according to plan. We would highly recommend Phyllis Scarberry should you find you have a need to buy or sell a home in the South Florida area. Thanks for everything Phyllis!

If your property is listed with a real estate broker, please disregard. It is not our intention to solicit the offerings of other real estate brokers. We are happy to work with them and cooperate fully.

AKAI ESTATES

Sklar Team’s Latest Luxury Legacy

The Rose and Dean Sklar Team were selected to lead the marketing efforts for the newly launched Akai Estates in Southwest Ranches. In a conversation with Rose Sklar, co-founder of the Sklar Team, we delved deeper into their selection for this prestigious project.

Their appointment to represent the luxury Akai Estates stems from their longstanding dominance in the west Broward real estate market, complemented by the global reach and reputation of Coldwell Banker. This dynamic duo has been at the pinnacle of the real estate sector for over two decades, earning them the title of the No. 1 Coldwell Banker Large Team in Broward County based on Closed Sales Volume over the past five years. With 23 years of experience and career sales exceeding $2 billion, Rose and Dean Sklar have closely observed and contributed to Broward County's evolution from serene horse country to a coveted luxury destination, attracting some of the nation’s wealthiest.

Tell us about Akai Estates.

Coldwell Banker’s esteemed teams, Rose & Dean Sklar along with The Jills Zeder Group, are proud to exclusively represent Akai Estates, a prestigious 44-acre community featuring 16 ultraluxury homes in Southwest Ranches.

Conveniently located about 33 miles from Miami and 23 miles from Fort Lauderdale, and adjacent to the City of Weston, Akai Estates is at the forefront of modern real estate luxury. Each residence, designed with a sleek modernist style, offers more than 10,000 square feet of living space on 2-acre lots, ensuring privacy and space that redefine luxury living.

The architectural and design plans highlight seamless integration between indoor and outdoor areas, promising an exquisite living environment. Buyers at Akai Estates are offered a unique, curated tailored design experience with the world-renowned architect Vasco Vieira and developers Alex Yokana, Jairo Vela, and Michael Sochaczevski,

allowing for personalized touches that meet each owner's specific desires and lifestyle. This customization, alongside the community’s exclusive amenities like a communal helipad, positions Akai Estates as a uniquely attractive option for discerning buyers seeking unparalleled elegance and functionality in South Florida.

What Differentiates You From the Competition?

Our team distinguishes itself in the real estate sector with a comprehensive approach that includes renovation guidance, advanced staging techniques, and strategic updates to properties, aiming for maximum return on investment. We go further than the standard staging offerings by thoroughly evaluating each property to ensure it's showcased at its best. “We tailor our strategy to each property, combining staging, renovations, and a personalized marketing plan to maximize exposure across digital, print, and social media platforms,” explains Rose Sklar.

Operating with the personal touch of a boutique agency yet supported by Coldwell Banker Realty’s extensive resources, we offer a seamless, all-inone solution for our clients. Our collaborations with professionals in mortgages, title services, renovations, and more, alongside our home watch program, are especially beneficial for seasonal residents and investors, marking our service as exceptionally valuable.

National Recognition

Having a Realtor like Rose, with her role as the Spokesperson for RealVitalize® and a history of presenting at Coldwell Banker conventions across the country, provides a substantial advantage in the real estate market. Her involvement in these national platforms builds a wide network, increasing the chances of connecting the right buyers with sellers and generating potential

Spring Blossoms to Summer Adventures

As April unfolds before us, we’re ushered into a season of vibrant transformation and the warm embrace of spring in South Florida.

Spring in our region is unique—a herald of warmer days, where the sun casts its generous glow, encouraging growth and renewal not just in our gardens but within ourselves. It’s a season that invites us to shed the remnants of the past and look forward with optimism to what lies ahead.

Echoing the sentiments of poet, Rainer Maria Rilke, “Spring is the time of plans and projects.” This season inspires us to dream big, set new goals, and embark on adventures that breathe fresh air into our lives. Spring in South Florida, with its early hints of summer heat, reminds us of the endless possibilities of longer days and sun-f illed skies.

In this spirit of rejuvenation and excitement, we are thrilled to present Our City’s Annual Summer Camp Guide in this month’s edition. Summer camps promise enriching experiences for children across our community. From arts and crafts to science explorations and sports, there’s a camp for every interest, ensuring that your child’s summer is both fun and fulfilling.

Let this April be a time of joyous anticipation and preparation for the summer adventures that lie ahead. Our curated camp guide is here to help you plan a summer that your children will remember for years to come.

As we enjoy the beauty and warmth of spring in South Florida, let’s embrace the opportunity for new beginnings. Whether it’s pursuing a new hobby, embarking on a home improvement project, or simply taking more time to enjoy the outdoors, let the renewal of the season inspire you.

May this spring astonish you with its beauty, warmth, and the promise of exciting summer days to come. Welcome to a season of bright beginnings and new adventures in Our City.

Wishing a happy Passover holiday to all of our Jewish readers. Passover is a Jewish holiday that commemorates the liberation of the Israelites from slavery in ancient Egypt. It is celebrated for seven or eight days, depending on the Jewish tradition. The holiday is marked by a number of rituals and customs, the most well-known of which is the Seder. The Seder is a festive meal that takes place on the first night of Passover, during which the story of the Exodus is retold and special foods, such as matzo and bitter herbs, are eaten. JUMPING FOR JOY: Two Babies Born on Leap Year Day at Broward Health

Broward Health welcomed two special arrivals on Leap Year Day, bringing joy and excitement to the families and hospital staff alike. The first arrival was baby boy Amari Garcia, born at Broward Health Coral Springs at 2:52 a.m., weighing 6 pounds 12 ounces. His arrival marked a moment of celebration, filled with love and anticipation for his future.

Not long after, another bundle of joy made her debut at Broward Health Medical Center around 8:00 a.m. This beautiful baby girl, yet to be given her permanent name, weighed 6 pounds 11 ounces. She carries on a cherished family tradition, as her name will be the third generation to begin with the letter “J.” For now, she is lovingly referred to as Baby J, a placeholder for the special name that will soon be hers.

The births of these two babies on Leap Year Day added an extra touch of magic to an already special day. Leap Year, occurring only once every four years is known for its rarity, making these births even more unique and memorable.

As these babies grow and thrive, they will forever hold a special place in the hearts of their families and serve as a reminder of the joy and blessings that each new life brings. Their stories are a testament to the miracle of birth and the incredible journey that awaits them.

A HERO'S FAREWELL: CELEBRATING LT. STEVEN STOUT'S 38 YEARS OF SELFLESS SERVICE

On Tuesday, February 20, BSO Firefighter, Lieutenant. Steven Stout was recognized by the Weston City Commission and BSO Weston Fire Chief Todd Draizin as the BSO Weston Employee of Month. Lt. Stout is retiring after 38 years of service with BSO Fire Rescue and Emergency Services. Chief Draizin recognized him at the meeting, as it is befitting the hero and gentleman that Lt. Stout truly is.

"Today, we gather to honor an exceptional individual who has dedicated over four decades of his life to serving and protecting the citizens of Broward County. It is my privilege to stand before you to recognize the outstanding contributions of Lieutenant Steven Stout,” remarked Chief Draizin.

Before Lt. Steven Stout became a distinguished member of our team, he had already dedicated his life to serving others. His journey in public service took root during his time with the US Military as a Marine, where his dedication and strong sense of duty were deeply embedded. After being honorably discharged in 1985, Lt. Stout was determined to continue making a difference within his community. He initially thought about joining the Fort Lauderdale Police Department but eventually found his calling with the Cooper City Fire Rescue in January of 1986.

Lt. Stout's career in fire rescue has been highlighted by his unwavering dedication, professionalism, and numerous heroic endeavors. His consistent pursuit of excellence led him to rise to the rank of Lieutenant in 2002. Following the integration of Cooper City Fire Rescue with the Broward Sheriff's Office in 2003, Lt. Stout has since been an invaluable asset to the City of Weston, serving with

distinction since 2008.

Among Lt. Stout's many commendable actions, his leadership during the significant commercial structure fire at Cleveland Clinic Hospital stands out. Being the first to arrive, his quick decision-making and command over the situation played a critical role in controlling the fire promptly, safeguarding everyone's safety, and ensuring the hospital's essential services continued without significant interruption.

As Lt. Stout prepares to retire, his legacy of compassion, integrity, and commitment to serving others will remain a beacon for all. His life's work exemplifies the highest ideals of public service, inspiring those around him.

Youth Empowerment through Rotary Building Leaders, Fostering Understanding

The Rotary Club of Weston takes immense pride in its commitment to nurturing the next generation of leaders through their involvement in youth-focused initiatives. Among these endeavors, the sponsorship of Interact clubs at Cypress Bay and Western stands as a beacon of service and leadership development. Interact, a Rotary-sponsored service club for young people, provides high school students with opportunities to engage in meaningful projects and cultivate essential leadership skills.

Interact clubs, with the guidance of the Rotary Club of Weston, undertake their own projects and actively support the Rotary Club in its major fundraising events. These clubs not only undertake their own projects but also support the Rotary Club in major fundraising events, demonstrating their commitment to service and community engagement. These clubs operate independently, fostering self-reliance and governance among their members, thereby nurturing the growth of leadership qualities from an early age.

Through a range of service activities, Interact members learn invaluable lessons in leadership, respect for others, and the value of international goodwill. By actively participating in projects and supporting Rotary fundraising events, students develop a sense of purpose and empowerment, laying the foundation for future success.

Pedro Perolini, a member of the Rotary

Club of Weston, shares insights from his firsthand experience as a senior counselor at RYLA in January 2024.

RYLA provides invaluable leadership training for high school sophomores, inviting students recommended by local high schools within the Rotary Club's sphere of influence. Selected students undergo rigorous team-building activities and challenges at a Boy Scouts Base, guided by junior counselors and supported by senior counselors.

Reflecting on his own RYLA journey, Pedro acknowledges the diverse dynamics within teams, including instances of non-participation, which serve as valuable learning opportunities for all involved. Despite challenges, Pedro returns from RYLA reinvigorated and hopeful, witnessing the potential of a new generation poised to effect positive change in their communities.

RYLA offers life-changing opportunities for cultural immersion and personal growth. Pedro shares his own experience as an exchange student, “I am an exchange student myself, sponsored by AFS, American Field Service, many years ago. The opportunity to participate in the youth exchange program opened my eyes to a completely different world from what I knew and was expecting."

Pedro's journey from Uruguay to the United States through AFS exemplifies the transformative potential of youth exchange programs. Experiencing a different culture firsthand challenged his assumptions and

broadened his perspective, ultimately shaping his future endeavors in leadership and service.

As we reflect on the impact of Rotary's youth programs, let us not underestimate the power of these experiences in shaping the leaders of tomorrow. By investing in our youth and promoting values of cooperation and understanding, we can build a brighter future for our communities and the world at large. As Pedro aptly reminds us, let us seize the opportunity to make a difference, working together towards a more peaceful and prosperous world.

In conclusion, the Rotary Club of Weston's commitment to empowering youth leadership through initiatives like Interact, Youth exchange program, RYLA, and all other programs, including Scholarship, demonstrates its dedication to nurturing the next generation of community leaders. By investing in youth development, Rotary continues to make a lasting impact on both local communities and the world at large.

WESTON WORLD FEST

WAS BIGGER, BETTER, MORE BEAUTIFUL THAN EVER

The 9th annual Weston World Fest brought international "Folk Tales, Fables & Fairy Tales" to western Broward County, with close to 3,500 people celebrating global cultures, cuisine and onstage entertainment on Sunday, March 3rd at Weston Regional Park.

Annalisa Walker, Special Events Manager, comments, “This year’s World Fest truly captured the cultural diversity that exists in the Weston community. The Theme Village, the country booths, the selections of entertainment, and the variety of food choices provided guests with an opportunity to explore the world right here in their own backyard. Bringing people together in this way makes this event so popular.”

Laura Dobrzanski, President of the ACGW, adds, “Weston World Fest continues to grow exponentially and exceed all of our expectations every year. We are truly amazed and delighted by the community’s widespread passion and interest in celebrating different cultures in such a unique and festive way. We are grateful to all who help us by volunteering or sponsoring, including a grant from the Broward Cultural Division.”

Attendees were able to visit 20 country booths and a Theme Village with displays and interactive booths illustrating this year's event theme. This year, the country booths outdid themselves in highlighting the theme through their décor, costuming and kids’ activities.

The festival opened with a performance by the Cypress Bay marching band, followed by a variety of world-class performances held onstage throughout the day. New acts included Wayna Music of the Andes, Polish harpist Karina Kusz, Indian drum group Guru Garjana Dhol Tasha Patchak and Lavani Dance Group, and Ukrainian group Dance Folk Modern Group Millennium.

Local restaurants and caterers offered international foods and beverages representing the cuisines of India, Singapore, Greece, France, the Middle East, China, Italy and the USA. Raffle prizes including gift certificates to local restaurants, a swim school, and kids' prizes were awarded at the close of the event.

Carol Lema, Event Director, commented, "It really does take a village to bring an event of this size and caliber to the community. We are so very grateful for our partnership with the City of Weston, our board, our event co-directors, and the hundreds of adult and student volunteers who make this possible. Weston World Fest is truly a gift to the community, by the community."

ARTISTIC INGENUITY UNLEASHED Annual Student Showcase Lights Up Weston Library

Get ready to be amazed by the artistic talents of Weston's young minds! The 17th Annual Student Artist Showcase 2024 is here, brought to you by the Arts Council of Greater Weston in partnership with the City of Weston and the Weston Friends of the Library.

This month-long exhibition, housed at the Weston Branch Library throughout April, shines a spotlight on the extraordinary creativity within Weston's classrooms. With a focus on STEAM education (Science, Technology, Engineering, Arts, and Mathematics), we champion the importance of nurturing creativity and critical thinking in our students, preparing them for future success.

The process begins within the school walls, where art teachers carefully handpick standout pieces created by their students throughout the academic year. This year, an impressive lineup of 21 art teachers from various schools in the Greater Weston area, spanning seven elementary, five middle schools and three high schools, will contribute over 220 artworks to the showcase.

Gryssele Machicote, Event Director, notes, “The enthusiasm of the art teachers is palpable. Many have shared it is difficult to choose the work to be displayed among so many exceptional pieces.”

The Awards Ceremony, a highlight of the event, not only recognizes the talent of these budding artists but also brings joy to their faces and pride to their parents. Every student artist will be honored with a certificate of participation and ribbon, acknowledging their contribution to the exhibition. Additionally, members of the Weston Art Guild, including Magdaly Montenegro Geometric Abstract Artist, Juliana Serra Abstract Artist, and Lifrancis Rojas Mixed Media Artist, will judge the artworks for monetary awards, for 1st, 2nd and 3rd place and 2 honorable mentions, in 7 categories, for grades PreKindergarten through 12th grade.

Laura Dobrzanski, President of ACGW, expresses the organization's ongoing astonishment at the caliber of student artwork received each year. The showcase not only celebrates the talent within our community but also provides a valuable platform for the public to marvel at the creativity and skill of Weston's budding artists.

Join us in April at the Weston Library for a visual feast you won't want to miss!

THE IMPACT OF LANGUAGES & TECHNOLOGY ON K-12 STUDENTS

In today's rapidly evolving world, parents and educators alike aim to equip K-12 students with the skills needed not just to navigate, but to thrive in a globalized future. Language, in its myriad forms, serves as a crucial tool for communication, identity expression, and thought representation. Just as traditional languages like English, Spanish, or French open doors to diverse cultures and perspectives, so too does fluency in the language of technology – artificial intelligence (AI). Both languages are transformative forces shaping our societies and workforce.

The necessity of speaking multiple languages, including AI, is

increasingly evident in a world where boundaries diminish by the day. For K-12 learners, proficiency in various languages – human and technological – fosters cognitive abilities, social skills, and global citizenship. Mastery of languages enhances career prospects, decision-making, and cultural understanding, while also bolstering confidence and native language skills.

As AI becomes ubiquitous in daily life – from smart devices to social media – it's crucial for children to not only interact with these technologies but to understand and harness their potential. Educators and parents play pivotal roles in exposing students to diverse linguistic and technological experiences. Institutions like Elite Language Academy (ELA) stand ready

to collaborate in this endeavor, providing sustainable and inclusive learning environments that nurture proficiency in both traditional and technological languages.

RIDING THE SILVER TSUNAMI: THE IMPACT ON FLORIDA'S HOUSING MARKET AND THE SQUEEZE ON MILLENNIALS AND GEN Z

Florida, renowned for its sunny weather and diverse lifestyle options, is experiencing a seismic shift in its housing market. The "Silver Tsunami," a wave of retiring baby boomers, is making a splash. As these older adults seek smaller, more compact homes with rich amenities tailored to their golden years, the demand is creating a ripple effect that younger Generations feel in search of similar properties.

Although there are plenty of new and up-and-coming Florida's 55+ communities, designed to cater to the unique needs and desires of retirees, are at the forefront of this housing trend. These communities offer an array of amenities, from fitness centers and golf courses to social clubs and wellness

■ POSITIVE PARENTING

programs, creating an enticing package for those looking to actively enjoy their post-retirement years actively. I have heard it called by some of my clients, “Disney for adults.”

As the aging population opts for downsized living spaces, the demand for smaller and more compact homes has surged. This shift is transforming the traditional retirement landscape, replacing sprawling estates with more manageable, yet amenity-rich, residences. The appeal lies not just in the reduced maintenance but also in the sense of community and shared activities that these compact homes facilitate.

While this phenomenon reshapes Florida's housing market to accommodate the needs of older adults, it inadvertently creates a challenge for younger generations. Millennials and Gen Z, seeking the same lifestyle benefits provided by these types of communities, find themselves facing low inventory and heightened competition for these desirable properties.

The demand for smaller, amenity-rich homes is causing a scarcity in the market, making it more challenging for younger buyers to secure their desired properties. The limited inventory has led to increased competition, driving up prices and creating a dynamic where multiple generations are vying for the same type of housing.

To navigate the evolving landscape, real estate developers are increasingly challenged to strike a balance between catering to the needs of the retiring baby boomers and providing opportunities for younger generations. Innovative solutions, such as mixed-age communities with a diverse range of amenities, are emerging to address the housing demands of both demographics.

The challenge for the real estate industry is to find creative solutions that meet the diverse needs of these generations, ensuring that Florida remains a desirable destination for all seeking an enriched lifestyle, regardless of age

PROTECT YOUR VISION THE IMPORTANCE OF WEARING SUNGLASSES

As the weather warms up and we spend more time outdoors, it's important to be aware of the potential damage that UV radiation can cause to our eyes. UV radiation can lead to a range of eye problems, including cataracts, macular degeneration, and even cancer of the eye. Fortunately, there's a simple way to protect your eyes from the harmful effects of UV radiation: wear sunglasses.

When choosing sunglasses, it's important to look for a few key features. First and foremost, make sure that the sunglasses you choose provide 100% protection against both UVA and UVB rays. This will help to protect your eyes from the full range of harmful radiation that the sun can emit.

Polarized lenses can also be helpful in reducing glare and improving visibility, particularly when you're spending time on

the water or in other bright environments. And if you're someone who spends a lot of time driving, consider choosing a pair of sunglasses with lenses that are specifically designed for driving. These lenses can help to reduce glare and improve contrast, making it easier to see the road and avoid accidents.

It's not just adults who need to be mindful of protecting their eyes - children are particularly susceptible to damage from UV radiation, since their eyes are still developing. Make sure that kids are wearing sunglasses when they're outside, and that they're also wearing hats to provide additional protection.

When it comes to choosing sunglasses for kids, look for models that are specifically designed for children. These sunglasses are typically smaller in size and are made from materials that are more durable and less likely to break. Many children's sunglasses also come with fun designs and colors that kids will enjoy wearing.

Remember that sunglasses aren't just for sunny days - they can be helpful year-round,

even when it's overcast or cloudy outside. UV radiation can still penetrate clouds and cause damage to your eyes, so it's important to wear sunglasses even on days when the sun isn't shining as brightly.

Finally, be sure to take good care of your sunglasses to ensure that they last as long as possible. Store them in a protective case when you're not wearing them, and avoid leaving them in hot cars or other areas where they might be exposed to extreme temperatures.

In conclusion, wearing sunglasses is an easy and effective way to protect your eyes from the harmful effects of UV radiation. Look for sunglasses that provide 100% protection against UVA and UVB rays, and consider additional features like polarized lenses or lenses designed for driving. And don't forget to make sure that your children are wearing sunglasses as well. With a little bit of care and attention, you can help to ensure that your eyes stay healthy and protected for years to come.

Stay Safe in South Florida Waters:

Essential Tips for Pools, Beaches, & Boats

Living in South Florida, water safety is a consideration for us year-round. Whether it is swimming in pools, enjoying a day at the beach, or on your boat, understanding and prioritizing water safety is important for everyone. Some important safety aspects to consider:

Swimming pools are enjoyable spaces, but they can also pose significant risks, especially for young children. Installing proper fencing around pools, door alarms on all doors and windows leading to pools or other bodies of water, ensuring supervision, and teaching basic swimming skills are essential steps to prevent accidents. Additionally, learning CPR can be life-saving in emergencies. Broward Sheriff Fire Rescue in Weston offers free year-round CPR classes for Weston residents. For more information about CPR classes and how to schedule, please call Weston’s main Fire Station 81 at 954-389-2090.

While beaches offer relaxation and fun for the family, they also present dangers like rip currents, undertows, and sudden drop-offs. Swimmers should heed warning signs, swim near lifeguard stations, and never swim alone. Parents must closely watch their children, and everyone should be aware of their swimming abilities and limitations.

Drowning is a leading cause of unintentional death globally, with children being particularly vulnerable. It is vital to learn to swim, never swim alone, and follow water safety rules. Parents and caregivers should always supervise children in and around water, even in shallow areas. Free swim lessons are available for all Broward County children ages 6 months to 8 years old. To access your child’s free swim coupon, please visit WaterSmartBroward.org.

If you and your family venture out on the boat, consider these important boating safety tips. Boaters should always wear life jackets. It is also essential to have safety equipment onboard, such as flotation devices, fire extinguishers, and emergency communication devices. Drivers should always be responsible and never drink and drive a boat or any other vehicle.

Living in South Florida affords us the opportunity to enjoy the water year-round. By following some general safety tips, you can help keep your family safe in the water. Be informed about the community services available to you that share in the commitment to protecting lives and promoting water safety in the community.

SHAKE-UP IN THE HOUSING MARKET WHY LOCAL EXPERTISE MATTERS MORE THAN EVER

Recent headlines about the National Association of Realtors (NAR) settlement can be overwhelming. Let's break down the key changes impacting how we buy and sell homes. With a focus on transparency and flexibility, the landscape is shifting to favor informed consumers – and that's where the hyper-local real estate exper t comes in..

Transparency in Buyer Representation

While commission structures have always been negotiable, buyers now have the freedom to directly discuss fees with their agent who is representing them. Home Buyers will enter into written representation agreements with their agents similar to the way Home Sellers enter into listing agreements. This will foster clearer communication and potentially variable commission rates. Choosing the right agent with expertise in your desired neighborhood becomes even more crucial.

The Seller's Advantage

Sellers will no longer be required to compensate the Buyers agent in order to list their home. They have the potential to benefit from cost savings and more personalized service agreements. They also may have the option to offer buyer broker compensation in their negotiations. This might translate to higher net proceeds, but navigating negotiations and finding the right representation in a more competitive market is key.

Why Hyper-Local Expertise Matters

In this new landscape, you will need an agent who is not just a Realtor, but a trusted advisor deeply entrenched in the local Weston market. Here's why a Weston expert is crucial for your success:

Market Mastery: Living and working in Weston, your agent intimately understands our incredible city’s unique selling points, recent sales trends, and the emotional appeal that attracts buyers. This translates to an accurate valuation and targeted marketing to attract the right buyers who truly appreciate Weston's charm.

Negotiation Prowess: Expert negotiation is key to securing the best possible price. Your Weston agent has their finger on the market pulse - recent comps, motivations, and even potential counter-offers. This insider experience positions them to navigate complex negotiations to your advantage.

Community Connections: Selling and buying a home is more than just a transaction. A hyper-local agent has established connections within Weston, from area insights to reliable contractors, and relationships within the real estate community. They can potentially tap into a wider pool of qualified buyers, including those seeking off-market opportunities, and advocate for your property within their vast network.

The Future is Bright

The NAR settlement signifies a move towards a more dynamic, transparent, and consumer-centric market. While the full impact is yet to be seen, one thing remains constant: successful navigation requires excellent representation by someone who truly knows your local market.

Empower Your Move

Embrace the change! By partnering with a hyper-local real estate expert, someone who lives, works, and sells in Weston, you can navigate the evolving market with confidence and achieve your real estate goals. Empowered buyers and sellers with local representation will be the ultimate winners.

If you have questions about how the settlement might affect you, feel free to reach out to me.

Flatfoot in Children

Developmental Flatfoot is one of the most common conditions affecting the musculoskeletal system of children and teenagers. There is a tendency for the child’s flatfoot to be ignored or treated with benign neglect. The facts are that it is NOT normal, the majority of children do NOT outgrow it and there IS cause for some concern. Flatfeet are a genetic problem. Ligaments in the arch which connect the bones together are loose, allowing the arch to collapse. Congenital bone abnormalities as well as trauma to the tendons and ligaments in the inner arch can cause flattening of the arch and foot. A common cause of developmental flatfoot is tightness in the calf muscles, which aggravates the severe foot deformity.

Symptoms include young children constantly preferring to be carried by a parent or be put in a stroller due to fatigue in their legs. Leg pain, especially at night and premature fatigue with activity, especially in young children or teenagers. Inner leg, ankle and foot pain with activity is common. Occasionally associated with inner knee pain and lower back pain.

Signs include lowering or complete collapse of the arch. The front part of the foot is turned out relative to the back part of the foot and the arch bulges towards the inside of the ankle. Knock-Knees is common which exasperates the deformity. The feet, ankles, and legs just do not appear right upon examination or the patient is standing. The child can be overweight and lacks athletic ability, General inactivity or avoidance of activity in children is common. Abnormal shoe wear, as well as a child or teenager that does not run correctly, occurs due to the deformity

Treatment begins with a complete physical examination of the lower extremity and spine to find the underlying cause. This includes examining the child’s gait (walking pattern). Physical therapy to strengthen weak muscles and loosen tight muscles and help to improve overall coordination. Occasional immobilization of the extremity to loosen up tight muscles with a walking cast is necessary to decrease the deforming force of the calf muscle on the flatfoot. Custom molded shoe insoles (orthotics) to help permanently support the foot and put it in its proper position. In most cases this will overnight correct fatigue and leg pain that the child experiences. It will also help to allow better performance in activities of daily living or sports. In some cases when conservative treatment fails, surgery can be done to help with the problem. The appropriate treatment plan can be a life-changing experience for the child! Prognosis is excellent, especially with timely management of the problem.

Two Invaluable Putting Tips

Putting using a name or line on your ball can really help in setting you on the correct path line. The key is to use your dominant eye so you will not struggle in correctly lining up your ball.

First, to determine your dominant eye, hold both hands out in front of you clasped together and create a small hole to look at the flag. Close one eye at a time to determine which eye is still able to see the flag. The eye that you see the flag with is your dominant eye and you will want to use that eye in lining up your ball.

If you are left eye dominant you will want to aim your ball line with your left hand. If right eye dominant, use your right hand to aim your ball line at the target. Use the same hand to increase the odds of getting the ball directly in line between your dominant eye and the target. You should now find it much easier to aim the ball directly at the target.

Once your ball is all lined up, go set up to the ball and make sure the clubface alignment matches the balls. Now you are ready to stoke it at your target. Trust your aim, begin focusing on your speed and you will become a better putter. If you are having difficulty matching your putter to the line (so it feels like you are aiming at your target), you may want to change your set-up until they match.

Check to see if your eye is directly over the ball. Think about why this is so important. When you line up to putt you want to see the direct line from the ball to the intended target. In this case, it’s the hole that you are putting the ball into. Set up to putt with your normal putting stance over the ball and place a ball under your eye. Now you want to release that ball to see if it lands directly on top of the ball that you are using to putt into the hole. If the ball lands before it, you are standing too far away. If the ball lands past the ball to the right, you are standing too close. Keep trying this test to make sure your eye is directly over it with the ball always landing directly on top of it. You will be surprised how you need to make the proper adjustment to get the eye directly over the ball and see the right line that you are stroking the putter head on the same path your eyes see it.

As always, see your local teaching Professional for a putting lesson. No one knows the game better than them.

Canine Urine Marking

What is Canine Urine Marking?

Canine urine marking is a natural, instinctive behavior in dogs, but it is not appropriate inside the house. Dogs, especially sexually intact male dogs, urinate on objects to mark their territory or to leave a message for other dogs. Urine marking behavior usually begins when the dog reaches sexual maturity.

What Causes Canine Urine Marking?

An intact male dog is most likely to mark when there is a female dog in heat nearby. Intact female dogs are also prone to marking when they are in heat. However, any dog may mark if another dog has urinated anywhere in the house. By urinating on the previous site of urination, the dog essentially “remarks” that location as its own territory. Unless the scent of the urine is completely removed, the dog is likely to keep urinating there. In multi-dog households, dogs, especially of the same sex, may compete for dominance, which can result in urine marking. This same behavior can occur in a confident dog that feels dominant to the owner.

Any anxiety-producing situation can trigger urine marking as well. Workmen in the house, the arrival of a new baby, or visiting relatives can all produce anxiety in a dog. Even the addition of a new TV or a new computer may threaten a dog so that it feels compelled to mark the packing boxes. Rest assured, your dog is not trying to get back at you. It’s just doing what comes naturally.

How Is Canine Urine Marking Diagnosed?

Your veterinarian will start by discussing when, where, and how often the behavior occurs. A workup should be conducted to rule out medical disorders that may be causing the problem. If there are no medical causes, your veterinarian will need to determine if incomplete housetraining or other behavioral conditions are causing the problem.

How Can It Be Treated?

In most cases, overcoming urine marking requires multiple steps:

• NEUTERING: If the dog is sexually

intact, neutering is the first step. In many cases, male dogs that are neutered stop urine marking within weeks to months of the procedure. Female dogs that are spayed almost always stop the behavior. However, behavior modification is often needed as well.

• POSITIVE REINFORCEMENT: Never punish a dog for urine marking. Punishment can create more anxiety, which may only exacerbate the problem. Instead, you need to supervise your pet closely. If you see the dog starting to eliminate inside, interrupt him or her with a firm “No,” and bring the pet outside. When the dog urinates outside, reward him or her with praise and treats. Make sure to bring your dog outside frequently, always providing rewards for appropriate urination outdoors.

• CONFINEMENT: During retraining, it helps to limit your dog’s access to frequently marked areas. You may need to confine your dog to a room or small area by shutting doors or by using baby gates or a crate. As your dog’s behavior improves, you can

gradually increase his or her freedom in the house. Be careful to frequently exercise your dog outside, so your dog does not become agitated with long periods of confinement.

• ESTABLISH DOMINANCE: Some dogs need to be gently reminded that you are the boss and that they need to work for rewards. Ask your dog to sit or lay down, then provide a reward such as a treat or a walk and TLC!

• MEDICATIONS: As a last resort, you can consult your veterinarian for medications. In most cases, dogs are given a type of antidepressant. These drugs often take 4 to 6 weeks to make a difference. However, behavior modification is always the first choice and should continue, even with medications

ddressing HOA Challenges: New Legislation Aims to Improve Transparency and Prevent Fraud"

Our condominium and homeowners’ associations (HOAs) have recently faced challenges, from insurance premiums to transparency issues, and lack of safeguards to prevent fraud. In order to address these issues, I cosponsored and supported several bills:

HB 59 - Provision of Homeowners Association Rules and Covenants, mandates that Homeowners’ Associations furnish copies of their rules and covenants to all members on the homepage of its website.

HB 1021 - Community Associations, brings about reforms in the management of condominium associations. On January 1, 2026, all condominium associations with 25 or more units must maintain specified records available for download on the

association's website, as well as certain additional records. It provides criminal penalties for the association's failure to release or destroy official records, defines kickbacks and provides criminal penalties for accepting a kickback and for fraudulent voting activities, and requires directors to annually complete continuing education on recent changes to condominium laws and rules. A residential condominium association of 10 or more units must meet at least four times a year to respond to member inquiries and inform them of the condo's state. It also mandates that the Division of Condominiums, Timeshares, and Mobile Homes conduct random audits of community associations and require them to report suspected criminal activity to law enforcement agencies.

HB 1029 - My Safe Florida Condominium Pilot Program outlines provisions for mitigation grants aimed at bolstering condominium buildings’ resilience. Like My Safe Florida Homes, condominium associations can

now apply for grant dollars to harden their buildings including roofs and windows. For every $2 provided by the state, associations must match $1. By February 1, the Department of Financial Services shall submit reports to the Senate President and House Speaker on the success of the program, including how it lowers costs and premiums for consumers.

▸ If I can ever be of help or assistance, please contact me at 954-668-3662 or Robin.Bartleman@myfloridahouse.gov.

At the time this article was submitted, these bills were passed in the House, and/ or were headed to the Senate or awaiting the signature of the Governor.

APRIL SENATE UPDATE

Dear Friends and Neighbors, The 2024 Legislative Session is officially over. I spent the last few months in Tallahassee representing you and our West Broward community in the Florida Capitol where I led the charge in advocating for our community's needs, fighting for issues that directly impact the lives of Floridians.

Throughout this session, I've prioritized lowering costs, increasing public safety, defending our shared values, and securing millions of dollars in funding for vital Broward projects and programs. As this marks my final term in office due to term limits, I want to express my immense gratitude for the trust you've placed in me over the past 8 years.

With your support, I’ve been honored to pass legislation ensuring our firefighters and first responders have access to mental healthcare coverage, expanding Medicaid twice for new moms and babies, eliminating the sales tax on diapers, protecting students with disabilities from being treated unfairly with physical restraints, keeping children safe from sexual predators, enacting bipartisan gun safety legislation, and so much more.

I’m still your Senator through the end of the year, and as always, my team and I are here to assist you. Whether you have questions, concerns, or ideas for legislation, please do not hesitate to reach out to us. You can contact my office at book.lauren.web@flsenate.gov or (954) 424-6674. I hope to hear from you!

Thank you again for your continued support and civic engagement. It has been a privilege to serve you, and I look forward to continuing our work together.
