WHAT OUR CLIENTS SAY

ATTENTIVE, PROFESSIONAL, AND A PLEASURE TO WORK WITH

Theresa Baird and Lindsay Meadwell recently assisted us with the sale of our Port Credit condo. We had the pleasure of working with them previously and had every confidence that this time would be no different. From our initial contact to informing us of current market conditions and trends, preparing our place for sale with expert staging, and marketing, through to managing showings and offers, they were attentive, professional, and a pleasure to work with every step of the way. We highly recommend Theresa and Lindsay to anyone looking for real estate agents who go above and beyond to get the job done, efficiently and professionally. Thanks for making our sale a success!

- Michael & Randy

EXPRESSING OUR GRATITUDE

We have just sold our home at 1 Hurontario. Theresa Baird, who we knew was the best and most successful real estate agent in our area, was the only company that we felt could provide us with the conclusion we required. Since we moved into our condo in 2010, she sent us monthly updates as to rentals and sales, asking prices and sold amounts. We never forgot this.

Initially we agreed on an asking purchase price and although she thought it might be a little high, and she was right, after 9 days we received an acceptable offer at 96% of the asking price. Through her efforts, staging, photos, advertising, widespread use of other real estate areas she got the job done. My wife and I were in the real estate for 36 years and we know the good and the so-so, we are really satisfied with the efforts of Theresa and her associate Lindsay Meadwell for keeping us informed at every stage in the process. It could not have gone any better. Thanks to you both.

- Helene and Mike

Enhancing curb appeal in fall: a crucial step to boosting your home sale potential

The fall season brings with it a unique charm that captivates our senses – the crisp air, the vibrant foliage, and the cozy ambiance. But did you know that fall is also an excellent time to sell your home? As potential buyers start scouring the market for their dream homes, one aspect that often stands out is the curb appeal. In this blog post, we’ll delve into why curb appeal in the fall is an important step if you want to sell your home, and we’ll explore various ways to make a buyer’s first impression of your home truly memorable.

The saying “you never get a second chance to make a first impression” holds particularly true when it comes to selling your home. The exterior of your house is the first thing potential buyers see, and it sets the tone for their entire viewing experience. Curb appeal, which refers to the attractiveness of your property from the street, can significantly influence a buyer’s decision-making process. In the fall, as trees change colors and the surroundings become picturesque, enhancing your home’s curb

appeal can be a game-changer in creating a lasting positive impression.

Why Fall?

Fall offers a unique canvas for enhancing curb appeal. The warm and cozy atmosphere of the season can evoke feelings of comfort and nostalgia, making your home even more appealing to buyers. Additionally, with the holiday season approaching, potential buyers might be envisioning hosting gatherings and

Power to Move You 9

celebrations in their new home. Capturing this spirit through curb appeal can make your property stand out in their minds.

Tips for Boosting Curb Appeal in Fall

1. Landscape with Finesse: Rake fallen leaves regularly, keeping the yard clean and tidy. Consider adding seasonal plants like mums, pansies, and ornamental cabbage to your front yard for a pop of color.

2. Exterior Maintenance: Give your home’s exterior a fresh coat of paint if needed. Clean the gutters and downspouts, and ensure that the roof is in good condition. Repair any cracks in the driveway or walkway.

3. Warm Lighting: As the days get shorter, proper outdoor lighting becomes crucial. Illuminate pathways and entryways with soft, inviting lighting. Consider adding decorative lanterns or string lights to create a warm ambiance.

4. Front Door Appeal: Your front door is a focal point. Consider painting it in a warm, inviting color that complements the fall palette. Adding a seasonal wreath and a welcome mat can make the entrance more inviting.

5. Window Dressing: Ensure that windows are clean and well-maintained. Consider adding fall-themed curtains or drapes to create a cozy atmosphere from the outside.

6. Outdoor Décor: Use tasteful fall decorations to enhance the overall feel. Pumpkins, gourds, and deco-

rative cornstalks can add a touch of seasonal charm without overwhelming the space.

7. Maintain Landscaping: Trim shrubs, bushes, and trees to keep your yard looking well-groomed. Clear away any dead plants to maintain a neat appearance.

8. Clean Siding and Exterior Fixtures: Power wash the siding, clean windows, and ensure that outdoor fixtures like door handles, mailboxes, and house numbers are clean and polished.

9. Accessorize Porches and Decks: If you have a porch or deck, consider adding cozy seating with fallthemed cushions and throws. This creates an inviting outdoor living space.

10. Capture the Scent: Place a few subtle seasonal scents, like cinnamon or apple, near the front door to engage the sense of smell in creating a warm welcome.

Fall provides a golden opportunity to boost your home’s curb appeal and attract potential buyers. By creating an inviting and charming exterior, you’ll leave a positive and lasting impression that can significantly impact their decision to purchase. Embrace the beauty of fall and use it to your advantage as you showcase your home’s best features. Remember, a well-maintained and beautifully presented exterior can be the key to opening the door to a successful sale. If you are considering making a move this fall reach out to our team and we will help get the process started.

Your iPhone’s volume buttons are loaded with hidden features

While their primary goal is to control sound, your iPhone’s volume buttons can actually do much more than you think. New iPhone hacks are some of our favourite things to discover, and believe it or not, there always seems to be another trick that promises to make our lives easier. This most recent one involves your iPhone’s volume buttons, which can do much more than adjust sound.

If you’ve only ever used your iPhone’s volume buttons to toggle the volume up and down, you’re missing out on the many shortcuts for which they can be used. Not sure where to start? Here are the best ways to use those volume buttons for more than just music.

Take photos

If you need an extra hand to take photos, this handy hack can help. It works with portrait, traditional photo and panorama modes when shooting from the rear camera, and with portrait and traditional photo modes for the front camera. Just open the Camera app and press either vol-

ume button to take a photo or start a panorama. You can end the panorama with another tap of the button, or you can hold the button down the entire time to take the panorama.

Take videos

You can use the same trick to take a video. Just switch to video mode in the Camera app, then press either of the volume buttons to start taking a video. You can press it again to stop, or you can hold down the button the entire time to take a video - it’ll stop recording once you release the button.

14 Power to Move You

Take photo bursts

A photo burst makes editing iPhone photos easier because it gives you more options to choose from. If you have an iPhone XS, iPhone XR or newer, you can press and hold the volume up button to take burst shots. To allow for that, go to Settings > Camera, then turn on “Use Volume Up for Burst.”

Scan documents

Your iPhone’s built-in document scanner will work in apps such as Files, Mail, Notes and Reminders. Since this function uses the Camera app, you can press either volume button to snap a scan of the document you need instead of pressing the shutter button on the screen.

Snooze an alarm clock

For those who use their iPhone instead of a traditional alarm clock, this is the trick you need to know. If you’re half asleep and can’t be bothered to find the “Snooze” on your phone screen in the morning, just press either volume button to snooze your alarmjust make sure you have the “Snooze” function enabled for that particular alarm.

Turn off an alarm clock

If you have toggled off the “Snooze” option for your alarm, clicking either volume button will turn off the alarm.

Call emergency services

When you’re in an actual emergency and can’t spend time unlocking your iPhone to call 911, Apple has made things easier. To quickly get ahold of emergency ser-

vices, just hold down the side lock button and either volume button (or all three buttons) until the “Emergency Call” slider pops up. Swipe the SOS icon to the right to place the call.

Force a restart

If your phone is frozen and there’s no way to restart it, you might be forced to complete a factory reset. To do so, press the volume up button, then volume down button, then the side lock button until you see the Apple logo on a black background. Once your lock screen reappears, it means a hard reset has been performed. Unlike a regular restart, which happens at the software level, a hard reset happens at the hardware level, which can help when your phone is frozen or buggy. Keep in mind that a factory reset wipes your entire phone, so make sure you have backed it up on the cloud recently.

Turn off Face ID or Touch ID quickly

You can temporarily prevent Face ID from unlocking your iPhone. Press and hold the side lock button and either volume button for two seconds. You’ll see the same screen as when you’re calling emergency services. After the sliders appear, press the side button to immediately lock your iPhone, which will lock automatically if you don’t touch the screen for a minute or so.

Silence an incoming call

Want to quickly silence a call when you’re busy? Pressing either volume button will silence incoming regular calls as well as FaceTime calls, and will also stop vibrations if your phone is on vibrate mode.

Investing in pre-construction properties can offer several advantages

Investing in pre-construction properties can indeed offer several advantages. It’s essential for potential investors to consider their long-term goals and financial situation when deciding what to do with a pre-construction property upon completion. Here’s a closer look at three potential paths.

HOLD IT Long-Term Appreciation: Holding onto a pre-construction property can be an excellent strategy for long-term investors. Real estate tends to appreciate over time, and if you’ve chosen a promising location, the property’s value may increase significantly.

MARKET CYCLES By holding, you can ride out market cycles, including periods of high inflation and rising interest rates, which can impact property values. The construction timeline provides a buffer against short-term market fluctuations.

CAPITAL APPRECIATION As the property appreciates, your equity in it grows, potentially serving as a significant wealth-building strategy.

RENT IT Steady Income: Renting out the property generates a consistent income stream, helping cover mortgage payments and other expenses. It can be an attractive option for investors seeking regular cash flow.

TENANT-FRIENDLY FEATURES Focusing on tenant preferences and providing attractive amenities can help you attract and retain high-quality tenants, maximizing your rental income.

MARKET FLUCTUATIONS Renting offers protection against market downturns, as rental income remains relatively stable, even if property values decrease.

18 Power to Move You

DEMAND FOR RENTALS In markets with high demand for rentals, like Toronto and the GTA, you have the opportunity to select desirable tenants and potentially secure competitive rental rates.

SELL IT BY ASSIGNMENT

Profit Taking Selling a pre-construction property by assignment allows you to profit from the property’s appreciation without taking ownership. You can sell the contract to another buyer for a potentially significant profit.

Flexibility It offers flexibility, as you’re not committed to holding or renting the property long-term. This can be advantageous if your financial goals or circumstances change.

Market Timing Selling by assignment lets you capitalize on market conditions at the time of completion. If property values have risen substantially, you can sell at a premium.

Ultimately, the best path depends on your specific financial goals, risk tolerance, and market conditions. Some investors may prefer a combination of these strategies, such as renting for a few years before deciding to hold or sell. Consulting with a real estate professional with expertise in the local market can provide valuable insights and help you make an informed decision based on your individual circumstances. Additionally, it’s crucial to consider tax implications, financing options, and legal requirements associated with each strategy before making a decision.

13 Essential features of a luxury home

While architectural and design trends may fluctuate, we firmly support the concept of healthy homes and neighbourhoods. We also believe that luxury is not only a housing trend but also a mindset. So, what are the essential features that define a modern luxury home? It goes far beyond the traditional saying of “location, location, location!”

We have identified 13 luxury features that we consider nearly indispensable for a luxury home in today’s market. We value your opinion on our list.

Outdoor living spaces: Quality outdoor spaces are as unique as exclusive vacation resorts. Think about the contrasting appeal of Disneyland and a serene beach on Grand Cayman! A luxury home’s grounds can be customized to suit specific family interests, but certain features are common to all high-end properties: impeccably designed and maintained landscaping and amenities that support a specific lifestyle. While outdoor kitchens

and pools are currently popular, remember that they may be unnecessary if you don’t frequently swim or entertain. The details are up to you, but well-planned outdoor spaces that offer both privacy and entertainment top our list, and let’s not forget the importance of “curb appeal.”

Unique, high-end finishes: Emphasize organic materials, natural finishes, and renewable resources. These will always remain timeless. Explore emerging trends such as biophilic design and view a home as a multifaceted opportunity to showcase your individual interests and lifestyle.

Source: https://www.rismedia.com/2023/08/10/13-essential-features-luxury-home/

Power to Move You 23

Spa-style bathrooms: Current luxury bathroom favourites include oversized curbless showers, multiple shower heads with adjustable LED lighting, aromatherapy features, and built-in steam units or saunas. Jetted tubs are somewhat outdated; freestanding soaking tubs placed in front of a window have more appeal today.

Fitness facilities: Whether you choose a dedicated yoga and meditation room, a fully equipped gym with state-of-the-art fitness machines, or a dance studio, capitalize on the growing emphasis on personal fitness. Consider including a mini-kitchen with a juice bar and an undercounter fridge for ultimate convenience. Adding an après-workout lounger or a massage table can enhance the overall appeal.

Smart-home technology: No explanation is needed for this one. Why would you want to miss out on the latest technological advancements that connect us with friends, family, and the outside world? Technology enriches our lives, broadens our knowledge, and simplifies numerous aspects of life. And despite what its critics may say, those devices still have “off buttons.”

Gourmet kitchen: Kitchens were once considered the “heart of the home.” Today, they remain popular gathering spots, but their functionality has expanded in numerous ways. The modern kitchen should be fully equipped with time- and labor-saving appliances, feature the best in contemporary lighting, and offer a combination of functionality, efficiency, beauty, and ease of maintenance.

Home bar: Whether you envision a replica of your favourite Irish pub or a simpler setup, a home bar has become a “must-have” in a luxury home. Assess your needs and preferences. If alcoholic beverages aren’t your style, consider a coffee and tea bar or an ice cream and soda bar that will surely delight “kids” of all ages!

Wine cellar: Upscale homes today inevitably include storage for beloved vintages. If you have an extensive collection that requires a dedicated temperature -controlled room, it would be wise to seek professional planning assistance. If you only need space

for a few special bottles, a conveniently located dark closet near your designated wine-drinking area will suffice. Contemporary wine storage towers can be integrated into a kitchen, den, or bar area. It all depends on your habits, needs, and preferences.

Home theater or multi-media room: The popularity of movie screening rooms may have diminished slightly over the past decade, but who can deny the fun of family screen time complete with comfortable seating, popcorn, pizza and soft drinks? Luxury homes invariably boast rooms where you can escape from reality, whatever what that means to you.

Fully-equipped home office: The pandemic brought many of us home, literally, but it also made us realize that working from home can be fulfilling and enjoyable. Today, as more and more of us are “telecommuting,” it’s almost imperative to have a home office. A desk in a corner of the bedroom or a laptop on the kitchen table just won’t suffice.

A grand master bedroom: A home’s primary suite should be a world unto itself. Popular amenities include a fireplace, access to the outdoors–a private garden, a hot tub, or the pool deck, bookshelves and a writing desk, a reading area with comfortable seating, and perhaps a wet bar, mini-kitchen or snack center/coffee bar. Personalized creature comforts are vital.

Walk-In closets: Believe the old adage, that you can never have too many closets. Walk-in closets in every bedroom are the ultimate luxury, along with a room-size storage room for out-of-season clothing, art that you can rotate, holiday decorations are travel and sporting gear.

Dedicated guest quarters: There is nothing appealing about a sleep-sofa, so a luxury home will always have a dedicated guest room. Nothing more needs to be said!

If you want to know more about high-net-worth properties and how to find them, call the TB Realty Group. We keep abreast of the latest emerging trends in luxury real estate and can pass that information on to you.

How tax-efficient structures work

Tax efficiency is a crucial aspect of running a successful business in Canada. Understanding how to structure your business in a tax-efficient manner can result in substantial savings and increased profitability. In Canada, several business structures offer distinct advantages when it comes to minimizing tax liabilities.

One of the most commonly employed structures is the incorporation of a company. By incorporating, entrepreneurs can take advantage of various tax benefits, such as income splitting and tax deferral. Another approach is utilizing a partnership structure, which allows for the allocation of income and expenses among partners, resulting in reduced overall tax burdens. And another popular method, especially for the real estate sector, is a Mutual Fund Trust.

Tax Efficiency and Growth

Maintaining a tax-efficient structure becomes increasingly important as a company grows and evolves. As the business expands, new considerations arise that can impact its tax efficiency. One crucial aspect is regularly reviewing and adjusting the business structure to align with changing circumstances.

As the company grows, it may be necessary to reassess the most suitable legal entity, such as transitioning from a sole proprietorship to a corporation. This can provide additional tax advantages, such as reduced personal liability and the ability to access more favorable tax rates.

Types of Business Structures and How They Work

There are several types of tax-efficient business structures in Canada, each with its own unique features and benefits. Understanding these structures can help entrepreneurs make informed decisions to minimize their tax liabilities. Here are some common types:

Sole Proprietorship: This is the simplest form of business structure, where an individual owns and operates the business. While it offers simplicity, it provides limited tax planning opportunities.

Source: www.canadianrealestatemagazine.ca/news/how-taxefficient-structures-work-335449.aspx

28 Power to Move You

Partnership: A partnership involves two or more individuals who share ownership and management responsibilities. Partnerships allow for income splitting, where partners can allocate income and expenses to optimize tax advantages.

Corporation: A corporation is a separate legal entity from its owners. It offers liability protection and allows for various tax planning strategies, such as income splitting through dividends, tax deferral, and access to tax incentives and credits. There is, however, another option that provides many of the advantages of a partnership with much of the flexibility of a sole proprietorship:

Mutual Fund Trust: A mutual fund trust operates similarly to a limited partnership, as it involves two or more individuals who share income participation. A Mutual Fund Trust allows for income splitting to unitholders while also allowing individuals to use their RRSP/TFSA funds. When considering tax-efficient business structures, it is essential to carefully evaluate each option’s compatibility with your existing business model. Assess factors such

as liability protection, tax planning opportunities, administrative complexity, and long-term growth plans. A thorough evaluation ensures you choose a structure that aligns seamlessly with your business goals and optimizes tax efficiency.

An MFT is a Good Example of a Tax-Efficient Structure.

To provide us with a better insight into the advantages of Mutual Fund Trusts, we reached out to Dwight Martin, the President of Axiom Advisors, Inc. With his 25 years of financial management experience, Mr. Martin knows firsthand how MFTs can assist real estate investors in building their portfolios:

“Well, we’ve found that an investment structure like a Mutual Fund Trust (MFT) provides a compelling avenue for tax-efficient investing. Picture a Limited Partnership for a second. There is a General Partner, who is the one calling the shots. Now, imagine that same setup, but instead of a General Partner, you’ve got a Trustee at the helm. That’s basically an MFT.

In both these scenarios, the risk for investors is

Power to Move You 29
30 Power to Move You

capped at their initial investment, but here’s where things get interesting. The MFT has this excellent quality - its tax efficiency. It truly stands out in that department, and that’s what makes MFTs really shine in the investment world.”

MFTs accept investments from registered accounts like Registered Retirement Savings Plans (RRSPs) and Tax-Free Savings Accounts (TFSAs), making them one of the most tax-efficient methods to distribute income and capital gains to an investor. This unique characteristic makes them particularly useful for ventures such as real estate investments, where substantial capital gains are anticipated.

MFTs are governed by specific requirements from the Canada Revenue Agency (CRA), including the need for at least 150 Unit Holders in one Class of Units by March 31st, which must be maintained subsequently. Falling short of these criteria could result in a deemed withdrawal of funds from registered accounts, leading to unwanted tax implications.

Companies like Axiom Advisors play a critical role in setting up MFTs, ensuring compliance with the CRA’s stipulations and efficiently setting up each Class of Units. Axiom’s approach involves creating an MFT that satisfies the CRA requirements and setting up an efficient structure that allows funds to flow smoothly from the investor through the MFT and into the corresponding real estate project. The structure also ensures the tax-efficient flow of income and capital gains back to the investor.

Another key feature of Axiom’s MFT setup is its ability to insulate different Classes of Units from one another’s potential issues, thereby mimicking the benefits of owning multiple MFTs at the cost of one. Additionally, Axiom can tailor the Unit Classes and

associated projects to suit specific business requirements, allowing for a flexible investment structure.

In summary, Axiom’s MFT provides several unique advantages, including a turnkey MFT structure, ensuring CRA compliance by including 150+ investors, the ability to accept investments from registered accounts to significantly widen the pool of available capital, and a unique structure that safeguards each Class of Units from issues affecting others.

How do I Choose the Most Tax-Efficient Business Structure?

Choosing the most tax-efficient business structure requires a thorough evaluation of various factors to suit your specific circumstances. Begin by assessing your business needs, considering factors such as goals, risk tolerance, industry, and growth plans.

Next, carefully analyze the tax implications of each structure, taking into account income splitting, tax rates, deductions, and credits available. Consider the future growth potential of your business and whether the structure can accommodate expansions, partnerships, or accessing capital.

Seeking professional advice from tax experts, accountants, or legal advisors specialized in business taxation is crucial for informed decision-making. They can provide valuable insights and guide you through complex tax laws and regulations.

Compare the costs associated with each structure, including setup, operational, and compliance expenses. By thoroughly evaluating these factors and seeking professional guidance, you can select the most tax-efficient business structure that aligns with your needs, minimizes tax liabilities, and supports your business’s financial success.

The TB Realty Group August 2023 Market Update

Higher borrowing costs, continued uncertainty about the economy and Bank of Canada decision making, and the constrained supply of listings resulted in fewer home sales in August 2023 compared to August 2022. The average selling price remained virtually unchanged over the same period. On a seasonally adjusted monthly basis, sales and average price edged lower.

“Looking forward, we know there will be solid demand for housing – both ownership and rental –in the Greater Toronto Area and broader Greater Golden Horseshoe. Record immigration levels alone will assure this. In the short term, we will likely continue to see some volatility in terms of sales and home prices, as buyers and sellers wait for more certainty on the direction of borrowing costs and the overall economy,” said TRREB President Paul Baron.

Greater Toronto Area REALTORS® reported 5,294 sales in August 2023 – down by 5.2 per cent compared to August 2022. New listings were up by 16.2 per cent year-over-over, providing some relief on the supply front, but year-to-date listings are still down substantially compared to the same period last year. Seasonally adjusted sales were down slightly by one per cent month-over-month compared to July 2023, while new listings were up slightly by 1.3 per cent compared to July.

“More balanced market conditions this summer compared to the tighter spring market resulted in selling prices hovering at last year’s levels and dipping slightly compared to July. As interest rates continued

to increase in May, after a pause in the winter and early spring, many buyers have had to adjust their offers in order to qualify for higher monthly payments. Not all sellers have chosen to take lower than expected selling prices, resulting in fewer sales,” said TRREB Chief Market Analyst Jason Mercer.

The MLS® Home Price Index Composite benchmark for August 2023 was up by 2.5 per cent year-overyear. The average selling price was also up, but by less than one per cent to $1,082,496 over the same timeframe. On a month- over-month seasonally adjusted basis, the MLS® HPI Composite benchmark was virtually unchanged and the average price edged lower by 1.6 per cent.

“While higher interest rates have certainly impacted affordability, the prospect of higher taxes will also hit households’ balance sheets, especially younger buyers with limited savings. With the City of Toronto moving to raise the municipal land transfer tax (MLTT) rate on properties over $3 million as a revenue tool, it must also consider helping first-time home buyers struggling to enter the market by adjusting their tax rebate threshold to reflect today’s higher home prices,” said TRREB CEO John DiMichele.

How to split the bill at a restaurant, no matter how complicated

Only one person drinking? Your friend ordered the lobster? We asked etiquette experts how to split the check - and avoid paying more than your share.

You’re out to dinner with a group of friends and the night’s winding down. The banter is electric, the drinks are flowing, and the vibes are downright jovial. Then the check comes - and so commences the perennially sticky song and dance of splitting the bill. One person tepidly reminds the group that they weren’t drinking. Another taps the mic to emphasize that they only ordered the Caesar salad while their neighbour to the right opted for the filet mignon.

Every possible solution leaves at least one person feeling scorned (and overcharged). It doesn’t help that dining out is pricier than pretty much ever right now - and let’s be real, nobody wants to pay more than they owe.

A recent TikTok chronicling a full-on verbal brawl over a group’s $4,600 dinner check renewed debates surrounding the right way to split the bill - that is, if there is a right way at

all. That particular video may or may not have been staged (it was probably staged), but it raised an alltoo-common conundrum: awkwardly nickel-anddiming the check at the end of the night.

Apps like Splitwise and Venmo - and, more recently, QR code ordering that allows each diner to pay for only what they got - have significantly streamlined the process of splitting the bill. But doing the math is only one element of the equation; the harder part is often figuring out who owes what in a variety of headscratchy scenarios.

The truth is, speaking up to request a separate check or asking to pay less can feel awkward. But with some etiquette ground rules, dinner table brawls (and most excessive spending) are avoidable. In any scenario, be courteous to your waiter, who probably doesn’t want to juggle six credit cards and three separate checks, by gauging their preference on how to split a bill before you order. So, here’s how to split the bill when…

Only one person is drinking

If only one person at your table is drinking, they

should offer to cover the cost of their drinkseither by requesting a separate check at the start of the meal or, if one diner in the group is putting their card down, by offering to pay more to cover their share.

“Often, alcoholic beverages are more costly than the food,” says Myka Meier, founder of Beaumont Etiquette, which offers courses on dining protocol and other social etiquette. “So if only one person is drinking, it would be kind for that person to offer to pay more.” Sean Jung, assistant professor at Boston University School of Hospitality, also suggests that the one person who’s drinking could open a separate tab at the bar, if it’s that kind of place. In any case, “it would be a common courtesy for the person who is buying drinks to say that they will be paying on a separate check,” he says.

Whether by opening a separate tab or just covering the tip at the end of the meal, make a concerted effort to cover your costs, and don’t expect others who aren’t drinking to split the bill evenly. In short: Pay for your drinks.

Only one person isn’t drinking

If you’re not drinking and everybody else is, it’s more than reasonable for you to speak up and ask for a separate bill or otherwise expect to contribute less to the final cost of the meal. Yes, this can be uncomfortable to propose, but you’re very much justified in doing so. In an ideal world, the rest of the group will proactively suggest that the person who isn’t drinking pay less.

Be conscientious of any nondrinkers at the table. If you notice that two people aren’t drinking while eight are, recognize that they might find it daunting to advocate for themselves and speak up on their behalf. BA executive editor Sonia Chopra has another solution to an imbalance of drinkers and nondrinkers at the table: “Have them ring up the food costs on one bill and all the drinks on another, so you can split the meal evenly between everyone, and the drinks evenly between everyone who is drinking.” Mic drop.

One person’s meal is significantly more expensive than others

If you ordered an expensive entrée while everyone else ordered just an appetizer, you should offer to pay for it. “It’s the job of that person to offer to pay more,” Meier says. “The table may not take the person up on that offer, but the person eating the lobster when everyone else had chicken should offer out of respect.” She adds that if one person is treating, it may be in poor taste to knowingly order something pricey and expect them to cover for you.

Practice some self-awareness here, and try to order in the ballpark of other diners at the table, generally speaking. And hey, if you’re really yearning for the lobster, all power to you - just don’t expect your friends to split the cost.

It’s a birthday dinner

If you, as the birthday-celebrator, invited out a group of friends, you should expect to cover the bill. “If I invite everyone to a party [at] a restaurant, and I want everybody to enjoy themselves…I’m going to pay,” says etiquette expert Diane Gottsman, owner of The Protocol School of Texas. The group “may insist that they pay, and

that’s fine—everybody can split it,” she says. “But the intention should be that you’re going to pay.” However, if a group invited you out to celebrate your birthday, you should expect that they’ll cover your cut of the check. “Typically the group chips in for the birthday guest and they divide the bill equally as a birthday gift to the person,” Meier says.

Someone spontaneously orders a round of drinks for the table without consulting the rest of the group

You order the drinks, you pay for them, Jung says. “I think that would be an obvious expectation from other people as well,” he adds. Nobody wants to shell out for a drink they never asked for in the first place. Ordering a round is a fun and friendly gesture so long as you actually follow through and cover it for the group. Otherwise, it’s kind of… annoying?

Everyone is splitting dishes but one person has limiting dietary restrictions and can’t eat everything

If you know off the bat that you won’t be able to eat many of the dishes on the menu, your safest bet is to request a separate check at the start of the meal, says Gottsman. Meier agrees: “It’s the role of the person with the dietary restrictions to say before ordering that they have a restriction or allergy and will therefore be ordering their own meal.” And if you’re allergic to shellfish and everyone wants to split the seafood tower, yes, it’s well within your right to get your own check or Venmo a friend for just your portion of the meal.

The person in charge of choosing the restaurant says “it’s a surprise!” The surprise in question ends up being extremely expensive

To put it plainly, don’t be this person. “It’s important when planning a group meal to send around a menu or link to a restaurant ahead of time so people can decide if it’s within their budget to attend,” Meier says. In this worst-case scenario, ordering on separate checks is a reasonable way to assuage blindsided attendees, says Jung.

If you’re tasked with selecting the location and you want it to be a surprise - because you’re sneaky like thatemploy a little bit of common sense and empathy and don’t choose somewhere shockingly expensive. Trust us, everyone will end up happier.

Classic Apple Pie

INGREDIENTS

- Filling

4 pounds mixed apples

2/3 cup granulated sugar

2 tablespoons fresh lemon juice

6 tablespoons unsalted butter

2 tablespoons all-purpose flour, plus more for dusting

1 teaspoon ground cinnamon or apple pie spice

1/4 teaspoon salt

2 disks Pie Dough, recipe follows

1 large egg, beaten

Coarse sugar, for sprinkling (optional)

INGREDIENTS - Basic Pie Dough:

2 1/2 cups all-purpose flour

4 tablespoons cold vegetable shortening

2 teaspoons sugar

1 teaspoon apple cider vinegar

1/2 teaspoon salt

12 tablespoons (1 1/2 sticks) cold unsalted butter, cut into small pieces

PIE FILLING

STEP 1 Peel and core the apples; slice 1/4 inch thick. Transfer to a bowl and toss with the granulated sugar and lemon juice. Melt 4 tablespoons butter in a large skillet over medium-high heat. Add the apples and cook, stirring occasionally, until softened, 12 to 15 minutes. Add the flour, cinnamon and salt and stir until the juices thicken, about 2 minutes. Remove from the heat and let cool completely. (The filling can be made up to 2 days ahead; cover and refrigerate.)

STEP 2 Roll out 1 disk of dough into a 12-inch round on a lightly floured surface. Ease into a 9-inch pie plate. Add the cooled filling and dot with the remaining 2 tablespoons butter.

STEP 3 Roll out the remaining disk of dough into a 12-inch round. Lay the dough over the filling and press the two crusts together around the edges. Fold the overhanging dough under itself and crimp with your fingers. Brush the top crust with the beaten egg and sprinkle with coarse sugar. Cut a few slits in the top crust to let steam escape. Chill 1 hour.

STEP 4 Put a baking sheet on the bottom oven rack and preheat to 425 degrees F for at least 30 minutes. Put the pie directly on the hot baking sheet and reduce the oven temperature to 375 degrees F; bake until the pie is golden and the filling is bubbly, 1 hour to 1 hour, 10 minutes, rotating the pie as needed. (Cover the edges with foil if they are browning too quickly.) Transfer to a rack and let cool until the filling is set, about 3 hours.

BASIC PIE DOUGH

STEP 1 Pulse the flour, shortening, sugar, vinegar and salt in a food processor until it looks like fine meal. Add the butter and pulse until it is in pea-size pieces. Sprinkle in 1/4 cup ice water and pulse until the dough begins to come together. Pinch the dough with your fingers; if it doesn’t hold together, add up to 4 more tablespoons ice water, 1 tablespoon at a time, and pulse again.

STEP 2 Divide the dough between 2 sheets of plastic wrap and pat each into a disk. Wrap tightly and refrigerate until firm, at least 1 hour or preferably overnight, or freeze up to 2 months.

Chic in Chicago

When Chicago, Illinois-designer Amber Golob first walked into the Lincoln Park manse that was chosen to host a recent designer showhouse, she was blown away by its backstory. The 1917 Georgian-inspired grande dame was originally designed by then-starchitect David Adler for Titanic survivor Emily Ryerson, whose husband and the father of her children—steel baron Arthur Ryerson—went down with the ship. “When I walked in the room and toured the property, I was really moved by the history of it,” Golob recalls of the home, perched on Chicagoland’s illustrious Gold Coast. Ryerson’s home was one in a series of six row houses originally designed for artists and society friends.

There’s nothing like a soaking tub with a view - even if it’s just for show, as it was in this Chicago show house. A stash of hat boxes supply storied style to the walk-in closet. Layering rugs from Oscar Isberian and a supple cowhide lends a sumptuousness underfoot, especially on original hardwood floors. Taking pride of place in the bedroom, the antler chandelier dripping with beaded strands and tea-stained crystals is by Detroit’s Regina Andrew. Floor-to-ceiling windows make the already sky-high ceilings seem even higher.

For the Adler on the Park Showhouse 2022, Golob designed the primary bedroom, which reminded her of a Gilded-Age French retreat thanks to its molding, trim work, and myriad windows. “In Chicago,

having a room with windows on three sides is amazing,” she says. “It felt light-filled, like I was stepping into a Parisian apartment at the turn of the century.”

As a designer showhouse that would benefit local charities—including the Big Shoulders Fund, which helps fund area schools, and Thresholds, a nonprofit focused on improving the lives of people with mental illness - this project didn’t have a real client. Translation? Golob could have carte blanche over every design decision without anyone else weighing in with their own decorating opinions. “A lot of my clients in Chicago have more modern or contemporary taste, so I was super excited to do more heavy antiquing and use older items and richer colours— that’s what inspired me,” she says. When she first

Power to Move You 45

got her hands on the space, “it was just white...it had been completely rehabbed but empty.”

She quickly set about furnishing it, adding patina with wallcoverings and swapping out light fixtures to show-stopping effect. Golob emphasized the towering ceilings with a tall channel tufted headboard; hung draperies just under the crown molding; and installed an antler chandelier cheekily swathed in dangling beads. The ensuite bathroom is a jewelbox of gleaming black paint, with fanciful floral paintings and sumptuous roman shades. And the walk-in closet would be any Gilded Age tycoon’s dream dressing space. “I always wanted to do the windows at Macy’s or something, so I had a lot of fun staging the closets in an artistic way,” she says.

One key to the storied look: sourcing a smattering of vintage and antique finds that would conjure the era. “I traveled across the Midwest [to shop] small towns like Elizabeth, Illinois, where they have a huge antique mall in an old school,” says Golob. “I felt like I was stepping back in time.” Among their bounty? Old spectacles and beautifying accessories like a perfume diffuser and an upholstery brush set. “It did make it feel like the original owners of the house were using

this room,” she says. To keep the space feeling fresh, she juxtaposed those classical elements with modern ones, including streamlined furniture and butterflies that appear to flit across the wall. “I wanted it to be a little edgy - not too soft,” she says.

One of Golob’s top tips for a primary suite is to ensure you have a seating area, however small, to help the room feel fully outfitted and luxe. Here, she installed a velvet chaise and rattan accent chair. “Think about what you can bring in instead of the usual endof- bed bench that can make the room feel more special,” she says. “Create a place you can really sit and scroll your phone, read a book, and talk to your spouse. Unexpected seating helps a lot!”

Another thing to keep in mind in this corner of the home is a focus on restfulness, given the room’s true raison d’être (reason for being), as they put it in French. “Find your focal point in your room: is it your light fixture? Your bed and bedding?” says Golob. In this space, she chose a subtle drapery color and grounding black bedside tables to let the room’s more vibrant elements take center stage. “Remember, not everything can be the belle of the ball.”
