A little bit of history

“A big WELCOME and enjoy”

Deddington is believed to have been a prosperous market town since around the 12th century, though there is evidence of earlier occupation. The town grew wealthy in the 1500s, likely due to the excellent quality of the soil, and the area became very popular for farming. Later, the roads around the village became popular turnpikes, with travellers needing to pay a toll to pass. In the 18th century the town became famous for its clock makers, from the Quaker community.

The village comprises some beautiful ancient honey coloured Hornton stone buildings set around the historic Market Place, some of which date back to the 17th century. The housing stock includes small village cottages together with larger period homes set in lovely gardens.

Why move to Deddington?

The countryside around Deddington is scattered with lovely Oxfordshire stone villages, including Kingham with Daylesford Organics close by, together with the Great Tew Estate and Soho Farmhouse just a 10-minute drive away. A little further afield are Woodstock and Blenheim Palace, the birthplace and ancestral home of Winston Churchill, plus the city of Oxford with its historic colleges and museums.

Also within reach is Stratford-upon-Avon, with its Shakespeare museums, theatres and excellent shopping facilities.

Shopping in Deddington village is within mostly independent shops, including a delicatessen (Eagles), florist, boutiques and a coffee shop (Foodies). There is also the beautiful parish church of St Peter and Paul and a Grade II-listed historic

town hall. A fantastic farmers’ market is held in the Market Place on the fourth Saturday of each month and creates a real buzz with stalls selling organic local produce. There are a wealth of clubs and societies to join within the community. Bicester Village designer outlet shopping centre is also nearby.

Ideal living

To the west of Deddington are the Cotswold Hills, providing ample opportunity for walking, riding and other country pursuits. For locals, Deddington Castle (now demolished, but evidence can be seen) is a popular dog walking spot just to the east of the village centre. About 12 minutes’ drive away is the Great Tew estate, where there is lovely countryside to be found and a café and shooting school.

Restaurants in Deddington are surprisingly diverse for a small town, including a range of lovely characterful pubs and cafes. Locals love The Crown & Tuns for its excellent pies, though there’s also a Chinese restaurant and takeaway, The Deddington Arms, the Unicorn and The Red Lion. There’s also Eagles and Foodies for deli items and takeaways. In North Aston, there’s a fantastic yurt café at Nicholson’s garden centre and nursery, while The Boxing Hare en route to Chipping Norton is one of the best pubs in the area.

Transport in Deddington is surprisingly convenient as the village has easy access to the M40 motorway at Junction 10, and excellent train services to London Marylebone and Birmingham from either Banbury, Oxford Parkway or Bicester North stations. From Banbury, trains take about 56 minutes, or the drive to London is around 90 minutes.

New Theatre Oxford

There has been a theatre on George Street for almost 185 years. The first theatre was built in 1836, and a second in 1886. In 1908, the Dorrill family took over the venue and finally in 1934, the third Theatre opened; the ‘New Theatre. Stanley Dorrill masterminded the rebuilding of the theatre as we know it today. He commissioned a new building from the well-known theatre architects William and T.R. Milburn of Sunderland. The Milburns developed the decadent artdeco interior with T.P Bennett and Sons, who also designed the Saville Theatre in London. New Theatre Oxford is the main commercial theatre in Oxford, England. It has a capacity of 1,785 people; is on George Street, in the centre of the city; and puts on a wide variety of shows, including musical theatre, stand-up comedy, and concerts.

Planning & Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
