A little bit of history The historic market town of Amersham has records dating from pre-AngloSaxon times and appeared in the Domesday Book of 1086. The town is split into two distinct areas; picturesque Old Amersham with its period buildings sprang up in the 17th and 18th centuries when the town prospered as part of the coaching trade, while Amersham-on-the-Hill developed around the railway station which arrived in 1892. Amersham is made up in large part of turn of the century homes, luxury contemporary apartments and townhouses, although the Old Town offers period charm with much of its original 17th and 18th century architecture surviving to this day and over 150 listed buildings.

Why move to Amersham? It holds enduring appeal for those looking to escape the hectic pace of London life, providing a balance between rural and city living. Although there is a wealth of scenic countryside on the doorstep, the endless shopping, dining and entertainment opportunities of London are still only a short train journey away. With a fantastic range of properties, Amersham is a great choice for those looking to buy or rent in Buckinghamshire. It is well positioned for exploring all that the county has to offer, from the nearby towns of Aylesbury and High Wycombe to the scenic landscapes of the Chilterns. There is a bustling open-air market in the town centre each Tuesday and the historic Market Hall in the Old Town also hosts a smaller market on Saturdays. The town centre offers quality clothing brands alongside high street staples. The Hatchery Farm Shop a few miles south of the centre is a popular familyrun business offering the best in sustainable organic produce.

estling in the heart of the Chiltern Area of Outstanding Natural Beauty, Amersham is an ideal base from which to explore the countryside with a network of footpaths and cycling routes. In the winter, see the sculptural shapes of beech, oak and ash; in the spring walk through bluebell woods and later enjoy the bright green of new leaf, in the summer walk or cycle in the shade cast by woodland and in autumn kick up piles of red and orange leaves; and at any time emerge from the woods and marvel at the rolling hills and fields stretching out below. Attractions include the Memorial Gardens which, each year form a vibrant centrepiece in Amersham Town’s Britain in Bloom entry which has been awarded Gold five years in succession. Just outside the Memorial Gardens a large illustrated town map explains historical features of the town. This can be downloaded at www.amershamsociety.org. The recently expanded Amersham Museum is a real gem with many hands-on experiences for children throughout. St Mary’s Church has a free guide explaining features in the 11-14th century building including a rich collection of monuments in the Drake Chapel which is open every Sunday from11.30-12.30 and at other times by arrangement with the parish administrator. Established where a roman road crossed the river Misbourne, Amersham is listed in Domesday Book (1086). King John sold the right to hold a market in 1200 and the width of the High Street set out at this time allowed for cattle and sheep pens on market days. Amersham was sufficiently important in the Middle Ages that it sent two burgesses to the early Parliaments around 1300. This right lapsed soon afterwards but was re-asserted in 1624. As a result until 1832, while Birmingham, Manchester and Leeds had no MPs, Amersham had two! The Drake family bought all the houses where residents had the vote so they could oblige their tenants to vote for them. As a result there were no contested elections; it was a ‘pocket borough’ controlled by the Drake family. www.visitbuckinghamshire.org

Interview with Jane Duncan Architects Tell us a little about the background of your practice? Jane Duncan Architects + Interiors is an award winning, design led architecture and interior design practice established in 1992 and based in Little Chalfont, Buckinghamshire. The practice specializes in high-end residential projects predominantly for private clients, and our work includes new build homes, alterations, and extensions, as well as spatial and interior design. A tenacious approach to planning over 30 years has given us the experience to advise our clients on obtaining valuable consents for even the most challenging of sites and has provided us with a reputation for successful planning negotiations, particularly in the Green Belt, Conservation Areas and on Listed Buildings. We currently have a team of 18, comprised of: 6 architects, 2 technologists, 1 architect in training, 5 interior designers, and 4 administration staff. From March 2020, and after more than 20 years with the practice, Julie and Jonathan took ownership of Jane Duncan Interiors and Jane Duncan Architects respectively. What is your client process from receiving that first enquiry? We start by taking some basic information about a project, including initial thoughts on brief and (critically) budget. Typically, this would be followed with a meeting with a prospective client to view the property and discuss their goals in more detail. We can then advise on the likely steps from inception to completion, outline our scope of works and associated fee proposal, and advise on which other consultants will be needed to join the project team and at what stage. We offer complete services; after our initial briefing we follow on with, development appraisals, feasibility studies, concept design, through planning and building regulations, lead consultant role, technical design and detailing, builder liaison, tendering, contract administration. Is there a type of commission that gets your team most excited? We love to solve problems! Some of the most exciting projects are those with the greatest challenges, but working primarily in the private residential sector, it is a pleasure to see how our work can positively effect on the way people live. No two projects are ever the same as all our work is tailored to the personal needs of our clients and their homes. Why should Hamptons clients choose Jane Duncan Architects for their project? We are a well-established, local practice with a well proven, track record of delivering beautifully designed, high quality residential projects on time and on budget. We do not have a house design style, as each project is a collaboration with our clients, and our CV includes a wide variety of work, both large and small scale, and modern and traditional design. What’s your favourite thing about working in the Amersham area? The sheer variety of projects we are fortunate enough to work on. There is a rich architectural history in and around Amersham and we have been lucky enough to work on some beautiful buildings from historic, Listed properties, to new, modern homes. Julie and Jonathan live in Amersham, and many of the staff are based within a few miles of our Little Chalfont Office, its lovely to see how we can help the area develop in a positive way.

The Beech House We opened The Beech House in Amersham because the high street deserved a great pub. The kind that sells fresh food and good beer, including Pilsner straight from the tank. Where you feel like you belong. Where you can come any time of the day, for any kind of reason. Before work, after work, to do work. For a catch-up coffee with your best mate, or a late night out with all your mates. We’ve got food for everyone; from your full-English fry up to super food salad, Neapolitan pizza to rib-eye steak. Nibbles, sharers, roasts, and proper home comforts; fresh and sustainable, cooked in front of your eyes, by chefs who know what they are doing. Come and see for yourself. Our house is yours. 16 Hill Ave, Amersham HP6 5BW. 01494 412261 www.beechhouseamersham.co.uk/ Boot & Slipper The stretch of road from Amersham to nearby Chesham where the Boot and Slipper is located was once a hub for the region’s thriving local boot trade. It is thought there may have even been a cobbler, on the site of the pub at one time, hence its unusual name: the Boot and Slipper. The building itself has been associated with the drinks trade for several centuries, with records showing it in the hands of the local family-run brewery Wellers of Amersham in the 1700s. Today, despite its history and traditional look, plus its local reputation as one of the most haunted buildings in Buckinghamshire, this is very much a 21st-century pub, with a modern dining menu and a family-friendly vibe. 2 Rickmansworth Rd, Amersham HP6 5JN. 01494 727082 w w w. c h e fa n d b r e w e r. c o m /p u b s / buckinghamshire/boot-slipper Metro Lounge Metro Lounge is a bit of a people-place. Meet Joe Phillips at Complete Fitted Bedrooms Tell us a little bit about the background of how your company was established. Complete Fitted Bedrooms – a family run business - was established in 1987 by Richard Phillips. Richard wanted to move away from mass-produced standard fitted furniture which often resulted in design constraints. He was passionate about quality and service too and wanted to offer clients a truly bespoke design service and, more importantly, a bespoke product. The family business operates from three locations in Herefordshire & Buckinghamshire and is now run by his Son’s & Daughters, who have been involved since leaving school. There’s something extra special about well-made fitted wardrobes and cabinets, which types of projects give you the most satisfaction? We love the variety of the work we do. From helping busy families make the most of the space in their home to fulfilling a customer dressing room dream. Our most satisfying jobs are the ones where we can showcase our skills and expertise to enhance our customers home and lifestyle. The most satisfaction is seeing our customers reaction to the finished, totally bespoke product. What can Hamptons clients expect when they appoint you to work on their home? Our team of designers have a combined experience of over 140 years and are always striving to develop something new and innovative. They will happily meet you in your home or at one of our showrooms to demonstrate the product and discuss your proposed design. You will then be given the shortest possible lead time and all of our fit dates are guaranteed. Our qualified team of fitters will then take care of every detail to your complete satisfaction. What type of materials do you work with? Complete Fitted Bedrooms are proud that all our furniture is sourced from UK suppliers. As our product is bespoke, we can supply a wide range of colour carcasses and individually specified furniture interiors. Our doors can be ordered in many styles, colours and finishes to suit the customers design requirements. The materials we use can vary from a large array of materials from MFC Pressed finish, MDF Vinyl wrapped doors to sprayed or hand painted finishes. Out furniture is supplied with solid backs and draw bases and comes with soft close hinges and mechanisms as standard. What’s the thing you enjoy most about running your company? A large amount of our work is repeat customers or recommendations, which is testimony to the quality of work we produce. Every job we do is done with passion and pride. None of our customers are treated like a number or a postcode but more like family friends. The most enjoyable part is being able to continue helping previous customers with their home improvement plans and requirements over the years. 26

Planning and Building Control Unsure which services you need? If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do. Please note that many developments will require both. What is planning? Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools). You will probably need planning permission if your proposed development will do any of the following: • create a new building, or change the use or appearance of an existing building • affect the sunlight, privacy or outlook for neighbouring properties • affect the nearby area with noise disturbance, smell or fumes • work on or around listed buildings or any conservation areas • affect traffic volumes, road safety or access • change the density of development in an area • use significantly different materials or finishes from nearby properties • have an effect on existing trees

What is building control? Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval. www.buckinghamshire.gov.uk/planning-and-building-control/
