A little bit of history

“A big WELCOME and enjoy”

www.hamptons.co.uk

Rickmansworth has a long history with a settlement here as far back as the Stone Age and the town’s many waterways have played a key part in its growth, allowing the establishment of a flourishing trade in watercress in centuries past. The railway arrived in 1887 opening the town up to commuters and day trippers to the countryside alike. Rickmansworth was pivotal to the construction of the original Wembley Stadium in the 1920s, which relied on gravel from local quarries. Many local landmarks are named after noted resident William Penn, an explorer and founder of the American state of Pennsylvania. His former home, Basing House, is now home to the Three Rivers Museum.

Why move to Rickmansworth? Located around 25 miles north west of central London and 5 miles west of Watford, it offers families a much sought-after balance between country living and convenience. Rickmansworth’s outstanding transport links, including its position within the M25 and a tube station on the Metropolitan line, make it a firm favourite of commuters and Londoners looking to escape the 8

hectic pace of the capital, whilst families flock here to take advantage of the many outstanding schools and amenities. Properties in Rickmansworth are delightfully varied and speak of the town’s history, from Victorian and Edwardian houses all the way through to smart modern apartments. The core market is in detached family homes of all periods,

but the team at Hamptons also cover new build properties and country estates and equestrian properties in the local villages. The Cedars Estate comprises mid-20th century and post-war properties, while desirable streets The Drive, Valley Road, The Clump and Chalfont Lane offer highvalue contemporary homes. www.hamptons.co.uk

Ideal living

There are numerous parks and commons to enjoy in the town, but Rickmansworth’s most distinguishing feature is its stunning waterways. Rickmansworth is set within the perimeter of the M25 and junction 18 provides access to the M40 and M4, leading to the wider national motorway network, as well as London Luton and Heathrow Airports in around 25 minutes. www.hamptons.co.uk Rickmansworth town centre boasts a good mixture of independent shops, including popular artisan bakery Cinnamon Square housed in a 400-year-old building, and major supermarkets such as Waitrose, M&S and Tesco. It is home to a number of banks, a post office, library and the William Penn Leisure Centre, with its swimming pools, gym, fitness studio and sports pitches. The cafes and restaurants in Rickmansworth town centre provide a selection of world cuisines, from delicious Thai fare at Tamarind Cafe to Italian al fresco dining at Zaza. There is a wide array of bars and historic pubs, including The White Bear, The Fox & Hounds and The Pennsylvanian. For those looking for an evening of entertainment, the Watersmeet arts venue offers a full roster of theatre, music and cinema throughout the year. Nearby Watford is home to a Vue Cinema and the Warner Bros. Studio Tour which is a firm family favourite.

Family days out Rickmansworth is a great destination for a family trip offering entertainment for kids of all ages. We’ve picked some of the most popular family-friendly things to do and sorted them into a handy list.

Rickmansworth Aquadrome Nature Reserve This local nature reserve covers 41 hectares and is home to two lakes, wooded walks, play areas, easy access surfaced paths and wide green open spaces. See something new around every corner as the diverse habitat is home to a variety of local wildlife. The nature spot inspires more than just relaxation, look out for runners, cyclers and water sports enthusiasts all looking to enjoy the scenery. The different walks around the lakes are clearly marked and if you’re feeling really energetic walk 1.3kms through the woodland, enjoying all the seasonal changes of the flora and fauna as you go. Children will, no doubt, want to make a beeline for the large outdoor play area while you call in to the café for a hot or cold drink. Frogmoor Lane, Off Harefield Road, Rickmansworth. WD3 1NB. 01923 776611 www.parksherts.co.uk/parks/ rickmansworth-aquadrome-local-naturereserve/ 20

Footgolf Footgolf is a rather addictive new sport combining the best of golf and football for a surreal sporting experience that quickly becomes your new favourite hobby! The fun combination of both sports means a player needs to incorporate football skills into playing the principles of golf, so the object of the game is to skilfully kick the ball from a teeing area into a larger hole in the fewest amounts of kicks possible. Simple! It’s a par 3 course so nothing should completely stump the smalls and sneaky grown-ups stand a chance of a hole in one. Great fun for a family day out keeping the kids entertained with any age range, an excellent venue for sporty parties too. Planning & Building Control Unsure which services you need? If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do. Please note that many developments will require both.

What is planning? Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools). You will probably need planning permission if your proposed development will do any of the following: • create a new building, or change the use or appearance of an existing building • affect the sunlight, privacy or outlook for neighbouring properties • affect the nearby area with noise disturbance, smell or fumes • work on or around listed buildings or any conservation areas www.hamptons.co.uk

• affect traffic volumes, road safety or access • change the density of development in an area • use significantly different materials or finishes from nearby properties • have an effect on existing trees www.threerivers.gov.uk/services/ planning

What is building control? Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval. www.threerivers.gov.uk/services/ planning/building-control
